Great location, awful downstairs neighbor

Pros:
Large two bedroom, nice building overall and excellent location, close to shops and parks.
Cons:
Downstairs neighbor was awful (3rd floor neighbor). He yelled and shook the radiators, and complained over walking, vacuuming. A history of problems with this neighbor which is why tenants don't like to stay long living above him.

Nice Layout, Decent Landlord, Some Old-Building problems. Crazy price increases

Pros:
The landlord is usually responsive and helpful when we encounter issues, the neighbors are nice.
Cons:
Door bell's voice system doesn't work, there's some mild roach problems likely from a neighboring unit, some mild leak issue during rain storms.

The landlord also raises the price like crazy every year.

Pros:
Location is great, no noisy neighbors, water pressure is great, in-unit laundry is great.
Cons:
The landlord is very slow to respond to issues and it sometimes takes months and months for her to send someone to fix them. Also her handyman is not great at permanent fixes so he needs to come quite often. Also some tenants are very bad at sorting trash appropriately. Packages get stolen on occasion. Cameras don’t work. raises the rent each year even though she does very little to fix the tenants issues so why is she raising rent.
Advice to owner:
Stop raising rent if you’re not going to make the tenants lives better.

Location, but not much else

Convenient, fun, and diverse location
Cons:
The current tenants are organizing lawsuits against them and have been for some time. The walls and windows are so thin that literally if someone is WHISTLING in the hallway you can hear them. Living on the first floor felt as if you were on the sidewalk, especially with it being directly across the street from an elementary school under construction. There were also no screens in the windows and very little natural light. The mailboxes and buzzers have been broken for years and packages are often stolen. The lights constantly flicker so there appear to be electrical problems as well. They tried to raise rent $500+ without making one update and then were late returning our deposit and it illegally did not earn interest. The building was formerly owned by Robert Durst’s wife so if you know who that is, that tells you all you need to know!
Advice to owner:
Prioritize good tenants over brokers in every way.

First floor apartment

The location was great.
Cons:
They raised the rent by a lot after the first year without upgrading in any way. If you need anything done, they will not help. You could hear the people walking by the bedroom talking like they were IN yoir apartment. This is just another place where the rental agency/landlord whoever doesn’t care at all.
Advice to owner:
Try caring, a little work goes a long way.

Over Priced for Space & A Bit Dingy

Close to transportation. Most neighbors friendly.
Cons:
Bedrooms very, very, very small (total apt size of one bedrooms about 300 - 350 sq ft. - that includes, bedroom, living, kitchen area AND bathroom) No full kitchen. Many of the common areas are dirty. Super will only clean main floor or when he knows management will be there. A lot of leaks and peeling walls & ceilings. Mice and water bugs a constant. Illegal AirBnBs being run out of the building - super knows about it but doesn't report it - the City (Dept of Buildings) has to catch it in the act. But the super is always there and should (does know) who is a tenant and who is not. Random individuals (not tenants) coming and going. Safety issue. Some apartments have illegal conversions to charge higher rents (from studio to one bedroom, etc.)... look closely and the layout if you are considering moving in.

Always check your rent history with DHCR if you move in (free to do) - tenants have had issues of over charging. They will not disclose that this is a rent stabilized building (or there are units in the building that are still stabilized). Advice to owner:
Check on the ENTIRE building - not just the main floor - you will see the filth.

Work with the super on some "people skills".

No one really cares about the building but the tenants!

Location is nice. Washer/dryer in some units. OK-ish renovations made within the last 5 years or so in some of the units.
Cons:
Management Company/Landlord truly do not care about the building and those who live in it.
The ceiling is falling apart on the top floor in the stairwell which causes leaks on the stairs/people to easily slip and fall. They do not upkeep the building whatsoever. The hallways/stairwells are disgusting. The front door doesn't fully close/lock (especially in the winter months) unless you slam it with force. This issue has lead to anyone being able to get in/packages stolen. The mailboxes are also falling apart - most do not close properly so your mail is sitting out for anyone to grab (and with the door not always locking that is a huge concern). These issues have been raised to the management company and they do nothing about it. When we have asked for things to be fixed in our own units it's like pulling teeth. Really disappointing experience all together.
Advice to owner:
Put effort into the upkeep of the building + safety for its tenants. It obvious how much you truly do not care about the upkeep of the building and the security of those living there.

Mostly LOVE but the annoying things are very annoying

High ceilings. Hardwood floors. AC units physically included in apts. Exposed brick. Quiet street. Relatively new appliances.
Cons:
No elevator. Common spaces, hallway entry, not cleaned often.

Top of stairwell has a skylight that desperately needs to be replaced but hasn’t been for 5 years. Any major rain storm will cause leaks and a bucket is placed to catch the water and then left for days/weeks.
