Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Gordon Lau indicate generally responsive and helpful management, with many praising the cleanliness and safety of the properties. The location is frequently highlighted as a major benefit. However, some units show signs of aging infrastructure, including issues like weak water pressure, limited heating, and occasional noise disturbances—particularly due to nearby nightlife and early morning deliveries. While many tenants recommend the buildings, concerns about noise levels and rent increases have been noted. Overall, renters can expect attentive management but should be prepared for some trade-offs in building age and occasional neighborhood noise.

SUPER NOISY, Unreasonable, Unfriendly, Absurd Rate Increases

Pros

Good general location if you can put up with the insane amount of noise, trash, smell and lingering homeless folks EVERY night.

Cons

NOISY! You will hear everything all the time, especially at night. The street has been built up and now there is a pizza joint that stays open til 2am on weekdays and 5am on weekends. There is also a smoke shop next to the pizza shop. You can imagine how gross and noisy it gets with all the drunks at all hours of the night. The owner of the building has a food delivery service that has idle trucks parked right in front almost every night. It's so noisy you can feel the vibrations. They start unloading around 4am and it doesn't stop until noon or a little before. It doesn't matter if you call 311, the noise never ends. The building is a mix of folks. The young people who move in are typically loud and obnoxious. While there, we would always see trash bags on the first landing from lazy neighbors. It seems like a great place to live at first, but the price became out of control. There was no incentive to keep good tenants in the building. They will just continue to jack the rent prices. You are better off finding a good LL who is willing to work with you and not raise the rents so high so you and your roommates don't have to move the following year. They keep apartments empty for a while to hold the prices they are asking which is a total waste of time. There are many other places out there and I recommend negotiating with the LL not to raise the price so high ever year. Get that in writing via email. What's the point of moving in somewhere if you can't afford the rent rise the next year. Don't waste money or go in debt for high rent. It's not worth it.
