Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of buildings managed by Gideon Platt reveal a mixed management record. Responsive and helpful staff are noted in some properties, with quick maintenance and attention to tenant needs. However, persistent pest issues (rats, mice, roaches), especially at 102 Convent Avenue and 355 East 4 Street, are a recurring concern, alongside cleanliness and garbage management problems. Heating and water supply problems, slow or inadequate responses to urgent repairs, and occasional security lapses have also been reported. Several tenants cite management unresponsiveness and upkeep neglect, indicating uneven property maintenance and communication. Prospective renters should weigh these factors when considering these buildings.

Above Average Overall

Pros

Decent price, new appliances, usually quiet at night

Cons

Small unit with little natural light, no closets, far from subway stations, lot of rats in front of building

Not too bad

Pros

Good super, kept things clean in common spaces. We had a ground floor apartment facing the street and we didn’t have many pests. I would recommend this building. Good location, never ran out of hot water, walls and floors weren’t as thin as other apartments I’ve lived in. Building management took issues seriously.

Cons

We lived next to the building’s front door. It was very, very loud. Constantly broke and the staff kept jerryrigging it instead of just replacing it and putting a slow close mechanism on it. Laundry was frequently broken. But, all things considered, at least building management made efforts to fix these things. Rent increases occurred every year, but they were never massive. If you find an apartment you like here, it’s safe to move in.

Advice to the owners

Openigloo made me write this to see reviews. We moved out a while ago. So maybe this isn’t an issue anymore. But if it is, just replace the front door. It just cannot be that expensive relative to the building’s revenue.
