Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of Brian Garland's buildings, particularly at 175 W 87 St, describe a mostly clean and well-staffed environment with friendly doormen and attentive maintenance teams. However, pervasive and prolonged construction has severely impacted living conditions, causing noise, dust, and disrupted amenities. Management responsiveness is a major concern, with many renters reporting unresponsiveness to maintenance requests and poor communication about construction timelines. Heat and elevator reliability issues also contribute to tenant dissatisfaction. While neighbors and building cleanliness generally receive positive remarks, ongoing disturbances and lack of transparent management have led many to advise caution before leasing, despite the good location and some upgraded units.

Reviews

Good location, Bad management

Pros

It is a good location, and front desk staff is super nice and attentive.

Cons

Do not expect to hear back from super or management.

Former tenant·7 months ago

Constant construction and filthy air

Pros

Porters do a very good job so the building is clean and up convenient location.

Cons

Invisible super, terrible management, no repairs, constant Construction in apartments over, under or next to apartments, unacceptable noise level, filthy air ducts, management light and said we would be connected to the new windows outside but did not follow through, several Neighbors have had $1,000 a month rent increases, no real security concierges change constantly with the exception of one person. No one on duty if there's a problem at night no safety whatsoever. Think twice before moving into this building because your business as a renter is not appreciated. Elevators constantly broken. Building still not composting although it is the law.

Advice to the owners

Pay attention to your property and stop lying to perspective tenants and residents. Fix the windows and make this a healthy building as opposed to a sick building.
