Excellent location - close to Penn Station and ACE line Building upgraded to ButterflyMX for intercom system Before I left - some upgrades were made to hallway
Cons:
Room was facing 9th avenue, which can be loud but something you get used to In building laundry was still coin operated Saw several cockroaches during the summer and in the stairwell Packages may get stolen, but improved with butterflymx intercom system Super isn't too responsive at times, but will fix things when it's needed No window/door screens

Price, close to Penn and subway, balcony, super is great (Sabro, you rock!)
Cons:
Loud construction noise from Hudson Yards, not the cleanest building, roaches in the basement, packages frequently stolen because there's only 1 door to enter the building (vs 2)

Remodel the patio!

Well maintained, does not sit above any businesses, gated entrance, has laundry in building, floorplans are well done, kitchen has full size appliances, small balcony/outdoor space
Cons:
There is a lovely patio area that could be a nice space for tenants but is used for storage of construction stuff.
Advice to owner:
Make that patio area usable for tenants!

Cons:
Loud. Studios don't have a microwave or dishwasher. The temperature control units are extremely outdated.

Pros:
The super was the best - very responsive and took great care of the common spaces (lobby, laundry room). Having a balcony was really nice and the views are great.
Cons:
Kitchens don't have an air unit so can get quite warm or cold depending on the season

No advice - they were great

Friendly staff and nice residents
Cons:
Super does not always listen to issues or blames you for them. Lots of package thieves as well. Rent raises are crazy.
Advice to owner:
Care about the residents more and fix the front door security.

Pros:
The location is extremely convenient especially if you need to commute through Penn station; extremely easy access to New Jersey and Long Island. In addition, Hudson Yards is at your finger tips.
Cons:
There should be a professional pest control service used by the management. While my current experiences with pests in the building haven’t been wild for Midtown Manhattan, there definitely can be more done by management to ensure the cleanliness conditions for their residents.
Advice to owner:
Hire an outside professional pest control service to come spray the building consistently.

Small bedrooms, no window in living room, close to Lincoln tunnel route so rush hour gets loud, construction noise from Manhattan west projects
