Pros:
Lived in the building for a while and it really feels like a gem in the rent-stabilized world. It is a large building and I realize others have different responses but the super has always been incredibly responsive to any complaints, there is a part time doorman and consequently I have not had any packages stolen and the porter cleans the floors every morning. They decorate for holidays and it feels like a place where people stay for a long time.
Cons:
The walls are thinner than you realize. While the lease says no pets, this is a pet friendly building. I am generally happy about this as I have cats but there are definitely some apartments with multiple dogs which are super loud. That's just part of city living but something to be aware of.
Advice to owner:
Keep it up.

Good location but roaches, mice, and things never getting fixed

Pros:
Occasional doorman, good location, laundry in building
Cons:
Huge pest problems, broken things (such as toilet) get replaced with cheap fixes that break right away, water temperature difficult to control and very sensitive, heat gets blasted in the winter
Advice to owner:
The building needs a very good exterminator
