Great 2 Years - shout out to the Super (Ering)

Pros

Amazing location (grocery store accessibility unmatched) Actual apartment quality is high (real hardwood, high end appliances, etc.) Ering (the super) is incredible - very very responsive and gets stuff done on very good timelines considering it is NYC Decent gym Natural light / windows is hard to match in the area

Cons

Priced above market but reflects the + and also have seen very inconsistent pricing with identical layouts being priced as far as $500 apartment even within a few months of eachother, much beyond usual NYC seasonality Also if you are facing 3rd ave you will 1000% need ear plugs to sleep, it is insanely loud when the clubs on 11th start closing down and a million ubers are trying to turn onto 11th from 3rd. Mgmt. (corporate level) is very ill-informed and very unresponsive as usually with the typical erroneous (and now likely illegal) fees Sometimes it is an advertised as a doorman / part-time doorman building but it really isnt - nothing against China but isnt a typical NYC doorman experience, even part time

Advice to the owners

Just be more responsive and more willing to work with good tenants. Try and keep pricing more consistent.
