Great Layout, Horrible Roach Problem

Pros

I lived here for 3 years, starting during the Covid pandemic. Very spacious studio with a large kitchen and bathroom • All appliances were new • Heating works great — always warm in the winter • Strong water pressure • Plenty of laundry machines available • Convenient location: close to the subway and Trader Joe’s • Friendly doormen and maintenance staff — quick response whenever something needed fixing • Large windows with great natural light • Stunning rooftop view of the Empire State Building

Cons

Ongoing war with cockroaches. Even after sealing all gaps and holes, they kept coming. We used exterminator services multiple times and placed traps ourselves, but large roaches still showed up, especially in the summer. The basement laundry room also had dead roaches frequently. • The gym is in the basement and very small — I never used it. • Air conditioning is weak in the summer; the unit gets uncomfortably hot. • Poor soundproofing — I could clearly hear parties, loud voices, and even alarm clocks from next door or upstairs. • My neighbor often smoked weed, and the smell would come into my apartment. • Although I initially signed at a discounted Covid rate, the rent increased aggressively every year — $600 to $1,000 per year. While some negotiation was possible, they raised the rent to rates comparable with top-tier luxury buildings. However, due to the pest issues and limited amenities, I wouldn’t consider this a true luxury apartment.

Habitat flex apartment review

Pros

Lots of square footage for the price, responsive and helpful super, excellent doormen, great rooftop deck with awesome views.

Cons

Had issues with cockroaches for a while and the building didnt do a ton about it, also had a lot of issues with the laundry machines ruining my clothes
