Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews of buildings owned by WEBB AVENUE COMPANY, LLC highlight mixed experiences. While some residents appreciate the cleanliness, responsive maintenance, friendly doormen, and well-maintained amenities, concerns revolve aroundrent increases, noisy construction, pest issues, and occasional management responsiveness. Areas for improvement include better garbage management, quieter construction work, fairer rent policies, and consistent water pressure. Despite the drawbacks, the buildings' central locations and proximity to amenities are noted positives. Overall, tenants value the cleanliness and service but seek enhancements to their living experience.

Another NYC Slime Bag Property Manager
Former Tenant
Pros:
Looks good on its cover; new appliances, W/D in unit, renovated in the last 20 years.
Cons:
Heat functions don't actually work (you have heat but you cant control when it turns off, ac doesnt turn on until june) - Management Team is horrible to deal with (zero ability to negotiate rent increases and you should expect the maximum amount allowed by law each year) - Mold in the unit 8P - there is constantly construction, I've lived here for 4 years and have never had a week without hearing it - wont give you more then one key to enter the building which makes zero sense when you have multiple people living there - package room is always a mess - rent went up over 100% during my 4 years even though would be multiple units available online for 25% cheaper whenever i would renew - management team, sorry for my french, are dicks and do not care what you have to say once you sign a lease - door men will do anything not to help you - there is a bagel shop below you that is so overcrowded itll wake you up if you live on a low floor - the elevators are always out of order or take forever to come to your floor as floors 1-6 are commercial units and delay response times
Advice to owner:
look in the mirror and ask yourself if your father would be proud of how you treat you tenants

Well-managed and maintained building
Former Tenant
Pros:
Common areas kept very clean, my particular unit was well-maintained, when needed maintenance is responsive, doormen are friendly, heat/AC worked without issue, gym is nice and well-maintained, laundry room is new
Cons:
Neighbours smoked/left garbage near the chute, saw a cockroach in the gym once, laundry machines are very expensive ($7 for wash, $3.75 for dry), often lots of garbage on the curb due to a bagel place and bar right downstairs

Amazing staff and spacious units
Former Tenant
Pros:
Doorman/staff are very kind. Units are recently renovated and very spacious. good closet space. location is unbeatable
Cons:
management isn't great, and they don't really care if you're a current resident when looking for new units. price hikes each year are very prevalent

Perfectly Fine Building
Former Tenant
Pros:
nice gym, generally clean and great door staff. good location, and we got newly redone appliances
Cons:
they dont turn on the cold air until like april/may, so can get pretty hot and there’s not much you can do about it except open your windows. Few pests now and then but nothing serious. Walls are VERY thin.

Unbeatable Location and Great Management
Former Tenant
Pros:
As the title suggests, this location is unbeatable! Very well connected to transit, things to do, and a few grocery store options. The doormen are incredibly nice. Although the laundry is a bit pricey, there are PLENTY of washing/drying machines and the room is always impeccably clean. I have never seen a cleaner basement in New York City! They also have a great package handling system. I never fear my packages being stolen. Anytime we had maintenance issues, the management responded basically instantly and fixed the problem in under an hour. Some residents complain about noise which is why I gave it a 4 star but honestly, we lived on the 15th floor and rarely were bothered by street noise - just a normal amount you would expect living in Columbus Circle.
Cons:
I wish we could live here forever for all of the reasons listed above, however, it is a bit out of our budget. I think it is a relatively good price for the area but we are moving out to cut costs. Also worth noting.... our utilities were practically negligible. ~20/month in the summer and ~30/month in the winter. We did live in a studio so maybe that's why they were low but I was pleasantly surprised.

Do not live here
Former Tenant
Pros:
The building is in a great location, close to the park and Columbus Circle subway stop... that's the only positive. The doormen are very nice as well.
Cons:
The building is constantly under construction, there is always drilling and sawing noises loud enough that it feels like your walls are shaking. Good luck getting anything done if you work from home.... and they won't make accommodations regardless of the circumstances. Don't even get me started on the management. The one leasing agent is condescending, rude, and will tell you to "let him finish" not even ten seconds after he cuts you off. He couldn't care less about you after he has your down payment and security deposit. The elevators are also always busy because the first 6 floors are all doctors offices.
Advice to owner:
Maybe care about your current tenants a little instead of the future tenants you don't even have yet

Decent building. Friendly doormen.
Former Tenant
Pros:
Clean, no pests.
Cons:
Construction noise is possibly a deal breaker for many people. Rent raises
Advice to owner:
Figure out how to keep construction work quick and quieter. My entire apartment was vibrating at almost daily on/off for a few hours for months

Friendly doormen, generally good appartment, excellent location
Former Tenant
Pros:
Package room is sufficient, doormen are friendly and helpful, enough elevators, opens up to 57th and 58th, next to Columbus Circle subway.
Cons:
Smell in the hallway, rent increases are skyhigh, on lower levels not enough direct sunlight, slightly thin walls, dated (but functional) HVAC.

Do not recommend
Former Tenant
Pros:
Good location but that's it
Cons:
The management raises your rent by a few hundreds every year and will disappear whenever you need help. Stay away from them, not worth the money

Don’t live here
Former Tenant
Pros:
I didn’t see any bugs during my two years here.
Cons:
Management will harass you and treat you indecently. The construction noise is terrible. This place is a joke.
Advice to owner:
Get a grip on yourself.

Pretty good, great location
Former Tenant
Pros:
Building is clean and service is very good as well. The location is great and the accessibility is awesome
Cons:
Laundry is way too expensive and is shared between 315 57th and 330 58th in the basement, so it's kinda far. Wash+Dry costs around 10 bucks per load. I've been unlucky with multiple noisy neighbors that go late into the night, so I've had to reach out to management multiple times to complain.

Not bad, not luxury
Former Tenant
Pros:
- Great location - newly renovated - friendly doormen - no trouble with packages / mail
Cons:
- increased rent 70% YoY, and then by 45% the follow year - come home to entire food cabinet and bathroom medicine cabinet covered in dust because of work on the floor above (no notice) - was charged $500 by the building worker because my move in driver was 15 minutes late past 5 - cannot control transition to heat or AC, so spend ~2 months each spring and fall in conditions that do not allow a full night’s rest - unexpectedly upgraded the laundry machines, which was nice, but now costs $40 to complete a weekly wash and dry
Advice to owner:
While I understand profit maximizing is your objective, it has reached the point of inhumane.

great doormen and staff but management co are greedy trash
Former Tenant
Pros:
Doormen have worked there for decades and are the nicest. Nice having a garbage chute on every floor and a laundry room with ample machines. Location can't be beat: steps from Central Park and all the restaurants of Hell's Kitchen.
Cons:
The greedy property owners are hanging on to plenty of below-market rate apartments and/or combining formerly rent-stabilized apartments under a loophole that deregulates them once they are renovated. The resulting Frankenstein apartments are hideous and weirdly expensive. Recent example includes ripping out the perfectly laid-out separate kitchen in the original thoughtful apt design to stick it in the middle of the living room. Who wants to pay $6,000+ for that?
Property owner has also leased the lower floors of the building to businesses, so good luck waiting for that packed elevator.
Constant stream of strangers in the building throughout the day because of this (in case that matters to you).
Advice to owner:
Stop being evil.

DOC prisoners in the building
Former Tenant
Pros:
Great location with friendly doormen.
Cons:
This building is half commercial use for medical offices and I have run into actual orange jumpsuit prisoners in the lobby/elevators who are accompanied by NYPD. The prisoners are wearing shackles and visit the psychiatrist in the building. Basement is also filthy with poor trash disposal/recycling and causes cockroaches/flies to roam the building.
Advice to owner:
No more prisoners, better pest control

Management company are rude
Former Tenant
Pros:
The building generally speaking is nice, clean, and kept up well. Doormen are nice.
Cons:
Water system and boiler kept breaking and put out brown water through our taps unpredictably. Management was always trying to nickel and dime us.
Advice to owner:
If you want to run a luxury building you should have service to match it

Basement always smells garbage
Former Tenant
Pros:
Location / unite size / price
Cons:
Smells weed all the time / noise / basement needs better attention, garbage smells bad always / no heat / contract says no pets but every unit got pets.
Advice to owner:
Please screen tenants before approval / you can smell weed everywhere in the building / very noisy

Not a good value overall..
Former Tenant
Pros:
The super does a good job keeping it clean and maintained.
Cons:
There are roaches and rats The rent is too high for what you get
Advice to owner:
Lower your prices Listen to your tenants Visit the property AT LEAST once a week(owner plz, not one of your associates) MAKE SURE FRONT LOCK IS FIXED this is NOT a safe neighborhood

Great area
Former Tenant
Pros:
Location, close to a highway if you drive, close to the train for work.
Cons:
One time they removed the fire scape ladders for “maintenance”. And the whole building got kicked out for a whole summer. They were trying to get rid of the tennants with rent control.
