Overall good for NYC

Pros:
Rent stabilized units, laundry in basement, live-in super, no bedbugs, package lockers. Man who takes care of garbage is AMAZING

I had the worst experience living in that apartment. The landlady is cheap and she doesn't care about the wellbeing of the people living in there. There was a huge problem with cockroaches and rats and with the heat of the summer it was even worse. I had to go to emergency services because there's not AC in the apartment and I had 3 different fans in my room. Decided to move because I was so stressed out and she didn't give me back my deposit. The apartment can look clean and nice at first but living there was hell. Music in the streets every day basically until 3-4am. A very bad experience
Advice to owner:
Get AC and be nicer

Pros:
Lots of space & great location - across from Grocery store and close to the A train.
Cons:
Alma Realty is simply put, a mess. Our super Milton does all he can for us but he just doesn’t have to proper tools/enough help.
Advice to owner:
Respond to your tenants when they tell you their windows are broken :)

Nothing the elevator are constantly down we don’t have access to the basement

This is the worst building in Washington heights we are connected with a homeless shelter that has been stealing packages for years the hot water is always down and turns cold mid shower the rats and roaches own the apartment the area has drug addicts zombies and there’s a big guy always hanging out in front of the smoke shop that is attached to the building harassing tenant’s that comes out

Fix the problems you are turning a blind eye to everything

Where to begin!! The neighborhood is terrible they sell drugs Infront of the smokeshop theres this one fat guy constantly out front of the smokeshop harassing residents follows people into the lobby of the building for robbery and assault nothing is done about it the apartment are riddled with rats and roaches the noise outside is blasting spanish music dont matter what time of day this has been the worst nyc experience that is driving me crazy constant problems and ontop of all this bs Apartment 9B1 which belongs to a homeless shelter program is stealing packages that arrives this is a terrible place to live
Advice to owner:
Have more security in the building and police the area put in word that theres someone constantly harassing residents coming in and out the building and get rid of the homeless shelter you are putting peoples lives at risk for money

Our apartment is very open and spacious and gets tons of natural light. Is renovated and was very clean upon move in. The elevator is very nice to have and there is now laundry in the basement which has been so nice! The landlord is pretty responsive to issues and has them fixed fairly quickly so no complaints there. We haven’t had any problems with bugs or rodents and the exterminator comes once every month. The building did have its gas turned off for about a year due to a leak during which we were given a hot plate since our stove didn’t function. Management handled this situation pretty well though and gave everyone discounts on rent during this time and we just used a toaster oven as well. Overall we have enjoyed our time living here and understand that the rent was very reasonable for us so we sacrificed on some other things.
Cons:
The super does not live in the building and never speaks English so for us there was a pretty severe language barrier. Some of the neighbors are pretty sketchy and we have had some very shady things go down on our floor that involves police raids, etc. Packages are stolen pretty consistently, we think from someone in the building and I don’t think all of the cameras the building installed are functional. The noise from the street and from Broadway has gotten pretty unbearable for us as there is always music blasting and the corner of 177 and Broadway is always bustling. We have run into a lot of issues where our bathroom leaks to the apartment below us and our tub is not functioning for baths, etc. the electricity seems a little shady as we are constantly tripping our breakers and various plugs lose electricity.
