Well maintained building with excellent staff

Pros:
I've had a positive experience living in this building, largely thanks to the staff. The building is kept very clean and is well-maintained, which is nice to come home to. The maintenance crew is consistently efficient and professional.
A specific mention goes to the building supervisor, who does a great job managing the building and is responsive when issues arise.
The front desk staff are also a highlight. They are friendly and professional, and often go the extra mile with things like handling packages and greeting residents. Their efforts are definitely appreciated and help make the building feel welcoming.
Overall, the staff is a major asset to this building, and I've been satisfied with my time here.
Cons:
Inside the apartment, the in-unit air conditioning units are very loud when they're running. You can hear your neighbors when in the hall way because the door is thin, the walls are thick though. and the elevators are sometimes out of service for maintenance, which can be an inconvenience. My biggest piece of advice is regarding move-out: management is known to be very strict with the security deposit and will charge for even minor wear and tear. I'd highly recommend taking detailed photos of the entire apartment when you first move in to protect yourself.

Always being cleaned Great waste management Polite staff The apartment is really nice with good appliances The heat is gas powered & AC is electric — good for the bill and hard to find in NYC Great neighborhood with lots to do Different kinds of recycling in the basement
Cons:
The concierge is 10-6, not 24 hours. Most people are also at work during those hours so it can be difficult to retrieve packages.
There are some bizarre rules posted in the elevator
The elevator that they use the trash for is starting to stink, please change the cloth hanging in there
Advice to owner:
Better package management system, even if we all love our concierge & change the elevator cloth!

Great Management for a Large Building

This building has great management who are very responsive and keep the building and common areas consistently clean. Super comes within a day to inspect or fix any issues. There is concierge to collect and organize packages. Great amenities like a gym and rooftop.
Cons:
Laundry room and bike room in the basement are not kept very clean. There is also a bug infestation that comes up every spring, so I refused to go down there after my first year living there. Heater also goes out consistent and there are drainage issues in the kitchen sink and bathtub.

Cons:
Roof access rules are archaic. I've never seen anything like it in this city.

The building is nice, small, cute, wasn't expensive when I did live there so of course it seemed fine to me.
Cons:
Mediocre management, horrendous greedy landlord, half assed repairs and attention to details, steals security deposits and will fight you in court despite being wrong, roaches, rude super who lied for the management.
Advice to owner:
Sell your properties to someone who doesn't run a scam.

Units are extremely well-insulated, making them warm and relatively quiet w/r/t neighbors. The building itself is very clean, the gym is in good condition, and we've overall been very happy here.
Cons:
Management can sometimes be a bit slow to respond, especially w/r/t issues in the laundry room. There are consistently one or two machines that are out of order at any given time. Usually it's not a problem and other machines are free, but it can be frustrating. The building across the street can be loud during the summer, but only a few nights per year.

Spacious for price, friendly and helpful porter and super, good location relative to subway. Decent gym.
Cons:
Security - there have recently been assault/robbery inside the building and packages are often stolen. Neighbors let anyone in behind them, and management does not take efforts to better secure the premises. Pests - have never seen pests inside the building , but rats run through the garbage out front all the time, running the risk they come in the building.
Advice to owner:
Show more interest in building security

Cons:
For one month in the summer, the basement is infested with bugs and it's a pain to do laundry. Management is aware and puts out traps but it doesn't help a ton.

Thin walls. Management says it’s a smoke free building but doesn’t do much to enforce it. They send warning emails and tell tenants they have to figure out who the smokers are. Management is not available on the weekends - so if you have a weekend maintenance emergency, if a neighbor is throwing a late night party or being loud, goodluck. Rude neighbors “Interesting” sights on your walk to the subway Won’t let you switch apartments within the building unless your lease is up

The apartment was spacious and clean. Never dealt with any pest issues.
Cons:
The building manager took a while to respond and they attempted to steal our security deposit. Had to threaten them with small claims court to get our money back.

Very well kept space with organized management. Usually responsive to questions really quickly! Sometimes laundry machines were broken, but they were good about quick repairs when notified.
Cons:
No pets allowed, which is ultimately why I moved out when adopting a dog; however, there are at least 1-2 tenants (if not more) who had dogs, so disliked the lack of clarity on this policy.
