AVOID AT ALL COST

Pros

Neighbors. Neighborhood. Convenient location.

Cons

Landlord is a true scum lord. The place is infested with rats and he refuses to get an exterminator. We catch a rat everyday. The super is his family member he doesn’t pay and they hardly ever take the garbage out and when they do the building stinks like high hell and is riddled with flies that get into you unit and becomes hard to get rid of. The plumping is so bad the plumber (his friend who he gets free labor frm cause he’s a cheap ahole who doesn’t want to spend more than $20 for anything) came to change the pipes and the pipes were literally deteriorating in his hand turning into sand grains before our eyes. We had to change the pipe heads for every room that requires one cause the pressure was horrible. This place is pained at most when a new tenant comes. The fridge wasn’t working when we moved in and took a month to get us a fridge which was refurbished. Every appliance he gets isn’t new it’s always refurbished again doesn’t want to spend money to maintain his own place. All the stuff is outdated so bad that when we need a part we have to find some Chinese eBay page that sells the outdated part to fix something in the place. This guy doesn’t even respect his tenants. We call him for anything and he starts dropping f bombs and acting like we’re so horrible. He def has mental issues of some sort. If you need a place to leave and plan to handle everything yourself def a place for you. If you actually need an adult landlord who understands his building is shit and doesn’t mind pouring money into his own asset get somewhere else.

Could be better; not totally terible

Pros

The apartment structure is great. Duplex. Convenient area with a variety of supermarkets and a subway one block away. For the price, you probably can't find this anywhere else.

Cons

Roaches (many here and there, controllable with pesticides). Mice (2; so far). Water pressure isn't terrible but could be loads better. Heat? He has an HVAC he tried to make us sign papers to be liable for upon moving in which I refused. HVAC is like 15 plus years old and wanted us to potentially shell out 10 grand if it broke while we lived here. Advertised with AC but that shit only cost money to turn on cause it never worked. The heat comes out but that only heats up the 2 by 2 area its pumps the heat out in. Had to buy floor heaters for each room. The landlord told us he doesn't provide extermination services. Pretty sure that's a must in NYC but then again he's a cheapskate who wants to make money and spend nothing to make his tenants comfortable, but that's a usual trait of a landlord in NYC. The ad said pets allowed, when we got the lease it said pets not allowed, brought it up to him, and then he changed to "pets on approval" which makes me believe he'll reject every pet we bring across his eyes cause he wants no pets. The landlord is literally so cheap moving in there was a stove that turned on while we slept. had to plug it out and back in every time we used it. That's dangerous as hell and scary. Who wants to plug and unplug a stove in every use, because it might blow if you take your eyes off one second?

Advice to the owners

Work on your attitude. It sticks and you're incredibly rude
