Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by John Ilibassi indicate a generally positive living experience, especially regarding location and responsive management. Many residents appreciate the cleanliness and pest control, with most noting that the superintendents are attentive and helpful. However, some reviews highlight concerns about management's responsiveness to maintenance issues and rent increases. Noise levels can vary significantly, particularly in street-facing units. Overall, while there are some drawbacks, such as occasional pests and outdated infrastructure, tenants often find the buildings attractive options due to their well-maintained environments and vibrant neighborhoods.

Good no-frills Midtown apartment

Pros

Very convenient location. I really liked my apartment. My neighbors in building were really nice. Viking Property Management is solid and takes things seriously when you escalate to them. Rent increases were predictable $100-200 each year.

Cons

You're subjected to normal Midtown noise if you have a front-facing apartment. I had a mouse problem on the 5th floor and the exterminator would only come every other Saturday . The super was nice but sometimes brushed issues off. No laundry in building.

Unbelievable location - a bit outdated

Pros

-Loved the proximity to Washington Sq Park, SoHo, West 4th St Station -Amazing small businesses and restaurants in the area; generally great ambience -Overall very convenient place to live -Pest control you can sign up for on a monthly basis I think is a great perk

Cons

-Super was not always the most responsive or thorough when repairs or adjustments were required -Kind of outdated/only partially renovated -NO AC or central heating, suboptimal in the winter -Low water pressure
