Pros

Low priced area compared to most other parts of Manhattan. Rent stabilized building. Quiet area.

Cons

The building needs maintenance especially in the common areas. The elevator doors are especially embarrassing. They're filthy, dilapidated, everything needs a coat of paint. Roaches in the lobby and basement during summer months. The apartment itself is fine. 2026 Edit: Since writing this review initially, things have improved! They recently painted pretty much the entire interior of the building, including the elevators. It looks and feels so much better to live here.

Advice to the owners

Maybe fix the windows in the lobby so they close. They seem to always be open which allows pests to walk in.
