Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of BRIAN GARLAND's buildings appreciate the generally responsive management and benefits such as parking garages, elevators, and bright apartments with balconies. The neighborhood and local amenities receive positive remarks. However, there are consistent concerns about pest control issues, with roach and mice problems reported and ineffective extermination efforts. Noise pollution, particularly from nearby traffic and street activity, impacts living conditions. Security and building maintenance also need improvement, including lobby safety and stairwell upkeep. Rent increases and management responsiveness fluctuate, with some tenants dissatisfied. Overall, renters should expect attentive ownership but also be prepared for pest and noise challenges along with ongoing maintenance needs.

Decent but not great

Pros

Great Neighborhood Amazing food in the area Pretty Safe

Cons

A bit far from the F train (& no weekend service at the time) Lots of bugs Frequent package theft

Advice to the owners

Get better pest control and cameras in the lobby

Overpriced Roach Motel

Pros

5 blocks to F train, 10 to Q/B line + buses. Dog friendly building. Working elevator, most days. Decent laundry room on site. Superintendent Team: hardworking + friendly. Updated apartment spaces. Although littered & often gross, Ocean Parkway Malls across the street are good for lounging, walking, biking. Walking distance to restaurants on Cortelyou.

Cons

Beware! Deregulated apartments; Pricey!! Mgmnt could be more responsive to inquiries/assistance; nothing done about noise pollution from inconsiderate tenants. The garbage area is a hassle to get to. Our kitchen specifically: poorly constructed with ZERO sealing of cracks/spaces between cabinets/walls. Exterminator was useless, lots of DIY work to rid our place of pests but nothing stopped the roaches and mice from breaching barriers & toxins. The roach infestation by the lobby mailboxes is insane; I refused to check my mail for months! Not much was done about the infestations. Our rent increased $500 after a 2-year lease so we moved, refusing to pay that increase to stay in a tiny makeshift 2 bedroom roach motel.
