Chay Brito is the WORST Property Manager

Pros:
There are two pros the cleaning staff and the fact it is close to the subway
Cons:
Everything else. I complained about black mold, broken door, broken dryer, and it never got fixed. The property manager Chay Brito has "lost" payments even with proof of cash.
Advice to owner:
Get a property manager that actually does their job and not misplace their finances

Honestly not much. The price is okay, it’s rent controlled.
Cons:
Terribly managed. Smells like smoke. Common areas are disgusting. Poor construction. Roof leaks. The super NEVER responds. And when you can finally get ahold of him, he will say he’s coming by to look at whatever the problem is and then never shows.
Advice to owner:
Manage your property? It’s not that hard

Sizeable living spaces, split with two other roommates, with high rent prices at a upcoming gentrifying place

Lacking pest management/control, rats were able to seep into the front door and between gaps

Infested with Cockroaches

New construction, washer/dryer in unit, close to the subway and lots of great restaurants, quiet building
Cons:
My apartment was infested with cockroaches for over a year as a result of my next door neighbor. It was an absolute nightmare, and the super was fairly dismissive and at one point, he even said he didn’t believe me. It didn’t help that we had a revolving door of supers. While the building had monthly pest control services conducted, this didn’t do much if the problematic tenants wouldn’t let pest control enter.

The problem was finally solved after nearly six months of constant texts and phone calls, when the neighbor agreed to let pest control “bomb” their apartment twice. I also identified where the pests were coming from: behind the washing machine and had the super seal it.
Advice to owner:
When your tenant has a concern: believe them, and act rapidly.

Building management was unresponsive and did not address issues. Very difficult to deal with.

New appliances, relatively cheap, gas and water included in lease
Cons:
Superintendent does nothing and Coso Apartments allows him to get away with it. We’ve had multiple instances where we asked Jose Baez to repair something, he said he would come the next day or send someone the next day, but nothing would happen and he would stop answering our calls. It was one thing when this was over our washer/dryer, but it was negligent when our lock broke, leaving us unable to leave the apartment since we couldn’t get back in. I had to call a locksmith myself. Additionally our bathroom doorknob broke, causing us to set up a primitive way of keeping the bathroom door closed until we figured out how to do it ourselves. Unprofessional on both the Jose Baez and on Coso Apartments for enabling him.
Advice to owner:
Hire a more responsible super
