Beware of Haphazard Repairs and Hamburger Hour(s)

Pros

Supers are nice and want to help. The building is quiet, pet friendly, and everyone generally keeps to themselves. Fellow tenants will leave items in the lobby to give away to others.

Cons

-Beware of the primary leasing agent for the building, Spiro, who likes to price gauge potential tenants. He's also known to lie about noisy apartment construction renovations in the building, saying that the construction will be done sooner than realistic. He might be related to the building owners, to make things more convoluted. -Lease agreements are old and rife with miscommunications. It's recommended that you ask for inclusions and exclusions to the lease to avoid any potential issues. -Rent is paid by mailing checks. Rent checks are sometimes given to the tenants late. -The contractors who repair and renovate the building are nice but their work is sloppy at best. A tenant had a stove hood installed (after waiting three months for the hood to arrive), the hood had to be replaced because it was the wrong size. Once the hood was installed, the contractors applied layers of sloppy plaster to adhere it to the ceiling. -Appliances are decent but not guaranteed to be installed correctly. My washing machine isn't secured to the kitchen counter. -One of the two communal washer and dryer are usually broken down. -Hamburger Hour: One of the tenants on the first floor is known to cook what smells like a massive amount of ground beef once a day, usually in the afternoon. This causes the entire building to fill with smoke and smell of grilled meat. The closer you are to the ground floor, the higher the chances you'll be coughing and need to buy a fan. I bought a very expensive Dyson fat to combat the smells and smoke and it still doesn't seem like enough some days. I've asked the tenant directly and although they understood and were kind about the ask, it hasn't stopped the smoke and smells. The Supers are more than aware but the building owners/landlords don't act on the complaints. It's hard to be culturally sensitive to what the smells/smoke may derive from when the inconvenience can be so inconvenient and unhealthy on a DAILY basis. Have 311 on speed dial if you must.

Advice to the owners

Address the complaints of tenants or the 311 fines will continue to pile up.
