Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Bernard Friedman depict a mixed but generally positive picture. Respondents frequently praise the friendly, attentive doormen and building staff as a standout feature, contributing to a welcoming atmosphere. Management responsiveness is often rated well, particularly regarding maintenance requests and upkeep, though some note delays or less responsive communication in certain buildings. Cleanliness and garbage management are generally well maintained. However, tenants highlight concerns about aging infrastructure, construction noise, pest control challenges (cockroach and mouse issues in some buildings), and rising rents, especially after rent stabilization expiration. Location drawbacks like noise and neighborhood safety also affect tenant experience. Overall, expect courteous management and staff, solid maintenance efforts, but prepare for some growing pains related to building updates and area challenges.

Was good, new management concerning

Pros

The staff are amazing, apartments generally nice if a little dated

Cons

Recently acquired (looks like private equity) with plans to push out current tenants and gut the building.

Ivy Tower not what it once was

Pros

Great staff, I’ve found maintenance to be very helpful.

Cons

Rent prices and increases are frankly out of control. They advertise a luxury building and charge luxury prices but nothing has been updated for the past 20 years. Elevators constantly shut off, water constantly shut off for hours on end only to be turned back on with serious water pressure issues. Safety issues, food delivery drivers attempted to enter tenants apartments on two separate occasions. Building opens up to port authority, you can live in a much nicer building in the neighborhood for the same if not cheaper.
