Avoid at all costs

Location is great.

Managed by A&E Real Estate, a slum lord - please research them prior to proceeding with an application for this building and pay special attention to the pending litigation against them. Took over building and cut security, maintenance and other essential services which has negatively impacted the quality of life of all residents. Frequent water cuts and weekly elevator outages.

Stop being a slum lord.

Reconsider before renting at 160 Riverside Boulevard

Pros

1. Friendly and responsive building staff (i.e., security, porters, front desk, maintenance)

Cons

1. There has only been one functioning elevator in each elevator port for the past calendar year. It took management about 7 months to bring in a team to repair the broken elevator, and the repair has been ongoing for 3 months. Once that elevator is fixed, the functioning one will be taken out of commission to be "modernized." 2. Construction has been ongoing for the past calendar year and is always running behind schedule. Expect to hear loud drilling noises in your apartment throughout the day. At times you may not even receive a notification ahead of time and even when you contact the super he just ignores the message. 3. Lots of issues with hot water - there have been many shut-offs throughout the past year
