Very quiet and amazing location across the river

- riverside park across the street - good/not crowded gym - can control heat and AC - quiet

- doormen often not around

- Friendly staff - Maintenance issues fixed fairly quickly when submitted through portal - Day to day noise from neighbors is very minimal - Did negotiate lease renewal, but still was a 5.5% increase
Cons:
- Gym has a fee unlike neighboring buildings - Noise from renovations is a lot - Water frequently shut off temporarily due to renovations - Can't call super, just email - Hot water and heat not included in rent

- A bit far from train - Toilet had problems - Right by the water, so if it's windy, good luck

New Owners - Beware of construction beginning

Cons:
Prices, building upkeep, windows suck, noise from parkway can get loud, and now they are drilling apartments. Basically doing the “luxury” insane rent hikes for half the size. I believe this will end NY. We need to go back to basics…
Advice to owner:
Don’t raise rent and make sizes smaller. Appreciate your tenants. Don’t treat us like a number. Don’t do what 101 did. Ive lived in NYC for over 20 years and this is the first time I feel scared what landlords are doing to tenants will not recover this city. Everyone I know are leaving in droves at every increase. But there are still some landlords or apartment owners running old school. Their buildings are full, tenants are respectful, staff are happy, which in the city are considered part of our family. You usually stay in a building at least 4 years. Trust me, NY’ers are loyal to the core but once the words out that a certain leading office or landlord are taking advantage of them, word spreads quickly. I hope you will be part of the solution, not the problem.

Apartments are great. Management is not.

Pros:
location, location, location! Good apartment size. Most of the building staff are great, excluding the leasing office and management.
Cons:
There was an arsonist tenant that was repeatedly setting fires for almost a year and there was no communication on that. Management (old and new) are difficult to deal with. Lack of communication and responsiveness. Expensive. Not great storage.
Advice to owner:
Communicate with and actually value your residents.
