Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback about buildings managed by Alvin Lam reveals a mix of positive and serious concerns. While many appreciate courteous and warm front desk and maintenance staff, along with clean, safe public spaces and quiet neighbors, significant issues persist. Some buildings suffer from critical health hazards, including legionella contamination, mold, and pest problems, with inadequate ventilation and heat/AC outages reported. Management responsiveness varies, praised in some instances but deemed slow or inflexible in others. Ongoing major renovations, complex co-op processes, and communication gaps about disruptions and tenant rights also affect the experience. Prospective renters should weigh these factors carefully.

Pros

good management at the front desk, nice neighborhood

Cons

hidden legionella found in pipes, where you can't find trace of it online. people have gotten sick, and yet apartments are sold and rented out and many are unaware. there should be better regulations about things like this.

Legionella, bedbugs, mold, no heat/AC for long periods w/ no remedy

Pros

The front desk people are very friendly.

Cons

This building has a bunch of hidden issues with no recourse. Two people got legionnaire's disease from the water in the last year. Mold is in the walls because the plumbing is poorly rigged. The shower and my unit generally lack ventilation, even fans, and the windows don't crack, so the hot and humid environment doesn't help with the mold problem and general discomfort. Add to that that there are heat/AC shutoffs for long periods without explanation, and a huge gas shutoff very recently.
