Slumlord Landlords for Sure

Pros:
Between the F and Q line
Plenty of shops at Cortelyou Road
Now has an Amazon pickup bin (there was an issue with package theft for a while)
New Super that seems very responsive
Cons:
No response from landlords regarding ANY issues. There is a roach problem with the building. Pest control comes in once a month but you need to be lucky to have them come in and spray your apartment. The visits do not seem to really help
There has been several leaks due to heavy rain. Management will not patch the issue.
You can hear your upstairs neighbors no problem!
The super has no control over the heat - its now operated by the landlord. You will be cold or overly hot - there is no in-between.
Window guards will not be installed no matter how many times you ask
You will feel the breeze from windows during the winter
Advice to owner:
Actually respond to calls or portal messages when there's an issue with the building

Several nearby grocery stores, cute neighborhood, and very homey feel.
Cons:
Management is fully unresponsive and negligent to tenant concerns. They’ve caused our power to shut off several times now, and have had no solutions.

Location next to Central Park and decent subway lines.

The neighborhood is boring and not very safe. The management refuse to do basic upkeep of the apartment.

Loud (between 3 hospitals). The laundry room is gross.

It's close to the train. Ample balcony space. Nice views of you're facing Ave U
Cons:
Mgmt company will jerk you around for the smallest thing. You need to fight back and they end up caving most times. Windows often leak and they only want to paint over the water stains.
Advice to owner:
Actually give half a shit about the property you own.

Parking, elevator, mail room .
Cons:
Bad insulation, heat not working , ac not working, old appliances not working, bad floors , noise , pests, bad maintenance. Slow response times. Unsafe.

Fix all the problems with a timely matter !

Washer and Dryer in Unit, 2 bathrooms
Cons:
PTAC AC and Heat extremely noisy and not cost efficient. Will be spending $400 a month for electric just to heat the apartment.

Replace the PTAC units

They answer you when you need,
Cons:
But take some time. At the 5th floor is an old lady, she’s screaming at a neighbor every single day, at the night time or morning. Nobody’s do anything about it. You have to live with brooker doors and poor work from the building. Nothing is well done. The paint is bad, the maintenance is bad. If you want something you have to pay by yourself

Pay attention at the works who works for you. I think you pay then but they never do the job well

Pros:
The super is very sweet and reliable but many of the problems in the building are out of his hands.
Cons:
The building is very young and they treat the lobby and the stairs as their private space. Beer cans left everywhere and music blasting at all hours of the night. The landlord does not respond to emails or texts.

Location & the super is nice.
Cons:
Literally everything else. Especially management. Also expect them to raise your rent over 20% after your first year.
Advice to owner:
Answer your emails maybe? Other buildings in the area charge way less and are responsive.
