Great management in a great building in a great neighborhood

The building is always clean and have never had any issues with the building. The owners are very responsive, and the live in super is really helpful.
Cons:
Not much to complain about, except that 2 of the 4 washers are finicky and always breaking. The water pressure isn't the best, but you get used to it.

The building is beautiful and quiet, and you can’t beat the location. A true gem.

I would have lived here forever if they allowed dogs.

Good management and super. Did not have problems or issues with the neighbors in my 2 years there.
Cons:
Some apartments with no real sunlight. There can be noisy neighbors. Mail is all gathered in the lobby, but my packages were always safe

An okay place to live

-Nice location
-Apartment was newly renovated on move-in
-No pest issues (though plenty of dead roaches in the basement and stairwells during the warmer months)
-Minimal maintenance issues
-Nice super
-Laundry in basement
Cons:
-Owners can be incredibly rude and rigid
-Stiflingly hot in the winter months
-Elevator is extremely slow (they just replaced it a few months ago and the new elevator is slower than the last; the replacement also took nearly two months during which time tenants were forced to live in a walk-up, though we did get a reduction in rent during that time).
-At the time of this writing, repairs are being done to the building facade, which was recently deemed unsafe by the DOB, and as a result there is a lot of construction noise during the day.

Good people in a horribly managed building

Neighbors are kind and friendly. Best part of living here.
Cons:
Building is falling apart. They do construction and repairs in this building like nobody lives here! Nothing has even worked at once - especially laundry. Super is not considerate of your time and flakes often.
Advice to owner:
Stop waiting until the last minute to fix things and stop trying to shift the blame onto tenants for your incompetence. If you can be affable when people renew their lease, you can at least stand to be polite when things are not working.

Slumming It Building Wise

Pros:
The units facing 85th are beautiful with spacious closets and freshly painted. Kept rent the same rate for two years before raising by $50 per month. Was kind when we had to break our lease. The architecture of the building is really special.
Cons:
Roach infestation issue that the landlords choose not to deal with (pest control comes once a month, not nearly enough to get the problem solved). Not a great superintendent for plumbing issues or repairs. 4 washers are shared between 2 buildings so good luck doing your laundry on Sunday. They will never fix/ paint the common areas.
Advice to owner:
Be very proactive on the roach issue with the landlords, and don't hold hope that they'll fix up the common areas. Call the super when he doesn't respond to text.

Pick the high floor to avoid noice in the morning and also choosing the side thay facing 106th for good source of sunlight

I liked the small neighborhood feel of our little building. The tenants were friendly. The location was amazing.

The shape of the 2 bedroom I lived in was extremely odd and didn't make sense for us in the long term.

Hot water is weak and heat is weird sometimes (can be too hot or too cold in days). Spectrum Internet sucks.

Stronger hot water & alternatives to Spectrum.

It’s in a great area.

Oh my Lord. Where to begin? The woman who own this building, Isadora Silverman, mostly doesn’t deal with the tenants in her many buildings, though she certainly signs the backs of rent checks quickly enough. Her awful husband, Jesse Hecht, is a property manager from hell. (I don’t call him a landlord from hell since his wife owns everything.) His default mode is simply to threaten tenants whenever they call for any purpose. Have bedbugs? That’s your fault; you brought them in from somewhere. Need a hole in your ceiling fixed? You should have asked your upstairs neighbor to shut the water off before the hole formed. Is the air conditioner from two floors above you in a different apartment dripping on to the street below? That’s your fault, too, and they’ll threaten to sue you to force you to pay to power wash the building’s facade. The secret to dealing with Jesse Hecht is just not to agree to anything he says. He never follows through, since all the things he threatens to do are illegal. And the super in this building, who no doubt is ridden terribly and abused constantly, is lazy and worthless, so expect to have problems in your apartment left untended for months on end. When he does decide to fix things, his work is atrocious. Once he patched a hole in my ceiling with wire mesh. So the hole was still open, but at least there was some mesh over it. He finally plastered it over after I yelled at him on the phone.
Advice to owner:
Go fuck yourself. Really good and really hard.
