Great Building in the West Village

Pros

- Great location - Responsive management - Quick repairs/maintenance guy is great - Super responds quickly - Fair lease renewals - Most apartments are quite large - Friendly neighbors

Cons

- The super doesn’t actually do anything besides call the maintenance guy. She acts like everything is an inconvenience though it’s her job. - The laundry in the basement is terrible. Old, expensive, cash only machines that don’t seem to actually clean your clothes - The basement is full of trash and misc junk which is where the laundry is located - If you face hudson or christopher, it is quite noisy - It’s an old building so the floors are quite creaky and can hear neighbors above you - No ac units in lobby, halls, or elevator so it gets quite hot in the summer

Horrible Owners- Management

Pros

The locations is just about perfect. The maintenance staff is friendly and responsive. The building has a charming garden and onsite laundry.

Cons

Building management is terrible. Slow to no response, even for an emergency. They are particularly bad to rent stabilized tenants and they try to get rid of them by ignoring repairs. Once they do actually repair something, they use the worst service people and repairs fail and have to be repeated again and again. The heat and hot water if out on average once per month. AJ Clarke are effectively high-class slum lords.

Advice to the owners

Stop treating rent stabilized tenants like dirt. Stop overcharging new tenants who don't have stabilized leases.
