Some good and some bad..

Pros

- My individual apartment on the top floor was attractive. There was a skylight and it made the place feel bright and open. The exposed brick and finishes were also pretty nice. - The in-unit washer is mostly convenient. The dryer function really does not work at all but if you’re in a pinch and need to wash a few items urgently then it will come in handy. (There is a laundromat close by where you can bring bulk damp clothes; at the very least you’ll save a trip and some quarters for washing.) - The landlord is very responsive and worked hard to fix issues as they arose; I felt like he cared and wanted the tenants to feel comfortable. - The location is pretty convenient considering the surrounding area. (You’re situated right next to areas like Fort Greene, Park Slope, Prospect Heights, etc.) And about a 10 minute walk to Atlantic Ave Station and really anything else you need.

Cons

- The entire building is on electric. So you will have an outrageous electricity bill every month — especially during peak season. - Like most buildings in New York, this one has a pest problem. (Roaches!!) They’re all over the place no many how many times I had an exterminator come. I would result to just spraying my own unit with canned roach killer to keep them away. - As of June 2026, the lot behind the building is undergoing intense construction on a luxury apartment complex; it is very loud. From 7a-7p you will be listening to heavy drilling, digging, yelling, etc. - Overall, the street is completely under-maintained — I had to call and email 311 many times for dumping complaints and garbage pick ups often.

Advice to the owners

- Consider paying a cleaning crew to come through and tidy up the shared spaces. The hallways would get unbelievably dirty — to the point where I (a tenant) would take it upon myself to clean. - I’d recommend bringing out an exterminator at least once a month to maintain the roaches and other bugs.

Good renovation but building not maintained

Pros

Nice apartment interiors for some units that were renovated. Backyard is a big plus

Cons

Mailboxes all broken Front door lock was broken and never fixed properly. Constant break ins by thieves taking packages. Hallways were not cleaned or maintained and got filthy. Front of building, basement and backyard had rat problems. Exposed brick in some units was not sealed, created powder on furniture. The top unit has a single layer of brick only on exposed walls, there were holes visible to the outside. Not insulated at all - could feel every breeze and bugs would often enter. Ceiling leaked quite often.

Advice to the owners

Clean your hallways regularly, fix the mailboxes, upgrade the front door and enforce a second door entry for extra safety. Add more insulation to exposed brick and seal it. Renovate basement to evict critters
