Good renovation but building not maintained

Pros:
Nice apartment interiors for some units that were renovated.
Backyard is a big plus
Cons:
Mailboxes all broken
Front door lock was broken and never fixed properly. Constant break ins by thieves taking packages.
Hallways were not cleaned or maintained and got filthy.
Front of building, basement and backyard had rat problems.
Exposed brick in some units was not sealed, created powder on furniture. The top unit has a single layer of brick only on exposed walls, there were holes visible to the outside. Not insulated at all - could feel every breeze and bugs would often enter.
Ceiling leaked quite often.
Advice to owner:
Clean your hallways regularly, fix the mailboxes, upgrade the front door and enforce a second door entry for extra safety. Add more insulation to exposed brick and seal it. Renovate basement to evict critters
