Good building in need of a little TLC

Pros:
Decent sized apartments, good location. Amenities like rooftop and gym, in-building W&D. Only 14 units so very safe. Extremely quiet building, no neighbourhood noise at all. (Only noise we hear is a crying baby in the unit above us).
Cons:
Mostly bandaid fixes, needs a deep clean and some bigger fixes throughout. Only one washer and one dryer and both are old and sometimes your clothes come out dirtier than they went in. You’re left to your own devices re furnishing the rooftop etc.

Nice appearance, but bandaid fixes

Pros:
Very nice neighbors and no add on charges for amenities
Cons:
Many leaks that stemmed from the skylight, management would only ever make temporary fixes which would reopen up eventually.
Advice to owner:
Go ahead and invest in the right solution for the multiple skylight leaks
