-Location, location, location; access to (c) openigloo park and subway is choice -In (c) openigloo 4 years have not had (c) openigloo any major issues, what small (c) openigloo issues we've had have been (c) openigloo quickly addressed (~24 hours or (c) openigloo less) -Laundry room is convenient and (c) openigloo usually pretty clean -Gym's OK -Doorpeople are (c) openigloo generally OK
Cons:
-First floor nightclub/wellness cult gets (c) openigloo old. Rave-like parties on some (c) openigloo weekends, obnoxious dining shed that (c) openigloo no one uses -Tenants Association is (c) openigloo forming citing many more complaints (c) openigloo than we have -- the (c) openigloo other side of the building (c) openigloo seems to have more problems No (c) openigloo automatic shutoff for central AC (c) openigloo and heat

-unique spaces which can sometimes (c) openigloo be good value depending on (c) openigloo shareholder your subleasing from -doormen, (c) openigloo porters, handymen and resident manager (c) openigloo are all incredibly warm and (c) openigloo great people
Cons:
-Major updates to co-op mean (c) openigloo that all units are without (c) openigloo cooking gas or any in-building (c) openigloo laundry until fall of ‘23 (c) openigloo earliest (please ask landlord or (c) openigloo agent about this) -Missing other standard (c) openigloo amenities of other doormen buildings, (c) openigloo like basic gym -interview process (c) openigloo is lengthy and protracted for (c) openigloo many. Not something many want (c) openigloo to deal with in already (c) openigloo stressful apt search process in (c) openigloo NYC -because it’s a co-op you’re (c) openigloo technically a sub-letter, leading to (c) openigloo some “second class” sentiments in (c) openigloo building
Advice to owner:
Communicate to tenants the ongoing major renovations and updates that are deceptive (laundry, cooking gas, elevator outages) are fundamental and subletters have limited rights renting within a co-op.
Unit quality depends but when it's good, it's great

Pros:
The building is very new (c) openigloo (I think it was built (c) openigloo in 2017) and has a (c) openigloo large laundry room and gym. (c) openigloo It's right next door to (c) openigloo a great grocery store and (c) openigloo two doors down from the (c) openigloo BQ subway station. The connected building (c) openigloo has a rooftop that is (c) openigloo open to everybody and it's (c) openigloo quite large. The parking garage (c) openigloo downstairs is also convenient for (c) openigloo guests when they visit. I don't (c) openigloo know of any roach of (c) openigloo rat problems in the building. (c) openigloo I haven't seen any since (c) openigloo i've lived here.
Cons:
They recently repainted the lobby (c) openigloo and it looks hideous. A (c) openigloo bar/club opened on the base (c) openigloo level and it has been (c) openigloo a sound issue for many (c) openigloo tenants.
Advice to owner:
None that I can think of.

Proximity to park Q train (c) openigloo and grocery cannot be matched. (c) openigloo It's amazing!
Cons:
Laundry room is a constant (c) openigloo disaster. Doesn't work but still (c) openigloo charges you. The amenities are (c) openigloo just ok. Staff is not (c) openigloo given enough resourcing to be (c) openigloo effective. For example there isn't (c) openigloo a big enough room for (c) openigloo packages so sorting them takes (c) openigloo forever. Doorman is in the (c) openigloo other building so they cannot (c) openigloo manage problems in this building (c) openigloo effectively. Not enough staff to (c) openigloo do more cleaning beyond basic. (c) openigloo (staff is generally good) Also management (c) openigloo does not respond to complaints (c) openigloo promptly
Advice to owner:
Get rid of the night club. Get abetter business in there and use that money to get resources for the building especially working laundry!!!
Simple, clean, great location

The units themselves are very (c) openigloo nice, freshly painted for move (c) openigloo in. Fantastic location next to (c) openigloo Prospect Park, grocery store and (c) openigloo the B/Q train. Front desk (c) openigloo staff are amazing.
Cons:
The bathroom vent did not (c) openigloo work when we arrived and (c) openigloo there's no window so mold (c) openigloo has been a problem. Out (c) openigloo of the 3 times I've (c) openigloo contacted the super for help (c) openigloo he's only responded once. Neighborhood (c) openigloo isn't great. Laundry is annoying (c) openigloo now that it requires an (c) openigloo app and there's no service (c) openigloo in the laundry room.
The Owner's Sons Run a Nightclub on the First Floor

There's a commercial space on (c) openigloo the first floor of the (c) openigloo property that advertises itself as (c) openigloo a "wellness cafe" and "events (c) openigloo space." - That's true, but (c) openigloo they also host all night (c) openigloo (10pm-4am) parties and raves with (c) openigloo pervasive loud bass and music (c) openigloo that can be heard in (c) openigloo the apartments of tenants on (c) openigloo every floor of the building. (c) openigloo Tenants got no resolve from (c) openigloo management and got the NYPD (c) openigloo involved who ultimately found multiple (c) openigloo violations that have temporarily put (c) openigloo a stop these events. Their (c) openigloo liquor license is in jeopardy (c) openigloo and hopefully their quasi-legit business (c) openigloo can survive, but the disrespect (c) openigloo shown to the tenants over (c) openigloo this ongoing months long issue (c) openigloo of loud bass and music (c) openigloo is inexcusable.
Advice to owner:
Take responsibility for your children's behavior and they way they have negatively impacted the quality of life for an entire building.

Staff are very nice and (c) openigloo courteous! Public spaces are sanitized (c) openigloo and super clean. Apartments have (c) openigloo super high ceilings. Floors are (c) openigloo concrete and can barely hear (c) openigloo my neighbors except when wearing (c) openigloo heels or have heavy feet- (c) openigloo which I don’t mind. Depending (c) openigloo on your neighbors, it’s pretty (c) openigloo quiet. Most apartments have great (c) openigloo views! The area has good (c) openigloo and cheaper options for delivery.
Cons:
Depending on each apartment, some (c) openigloo might need updating. Walls are (c) openigloo relatively thin but our neighbors (c) openigloo are very quiet and considerate. (c) openigloo Some neighbors will have a (c) openigloo balcony, make sure they are (c) openigloo not wild party people. (c) openigloo If you’re looking at the (c) openigloo higher floors of A, B, (c) openigloo W or V line be (c) openigloo aware that it might be (c) openigloo beside rooftop of e 45th (c) openigloo and e 46th corner (c) openigloo 2nd avenue buildings and they (c) openigloo tend to party all night (c) openigloo long during the summers (especially (c) openigloo e 46th corner 2nd avenue- (c) openigloo this rental building is horrendous (c) openigloo with taming their tenants on (c) openigloo the rooftop).
Advice to owner:
Maybe talk to your neighboring buildings since the best apartment views are facing noisy rooftops.

The building owners do not (c) openigloo take care of there plumbing (c) openigloo hot water holding tanks which (c) openigloo causes the hot water to (c) openigloo run for at least 45 (c) openigloo min the color of rust (c) openigloo like brown urinate if you (c) openigloo live in any of the (c) openigloo Southbridge Towers Building in the (c) openigloo downtown Manhattan area 10038 I (c) openigloo would suggest installing a good (c) openigloo drinking water filter such as (c) openigloo an RO filter the management (c) openigloo team is constantly functioning in (c) openigloo the red and the cost (c) openigloo of the mismanagement is bringing (c) openigloo up the Mantnance but only (c) openigloo to the individuals in the (c) openigloo development who can afford it (c) openigloo by bring up the cost (c) openigloo of all the amenities such (c) openigloo as Parking, storage, & renting (c) openigloo gathering areas some and not (c) openigloo all had to pay an (c) openigloo additional 5000.00 + in Maintnance (c) openigloo because of the mismanagement
Advice to owner:
Stop mismanaging the property your going to bankrupt the Southbridge Towers development and every tenant should be subject to pay there fair share. The biggest problem is management taking orders from politically picked representative of the development these individuals don’t have the best interest of the people or individuals in the development just bending the rules for themselves to make money or just represent 1/4 of the development
