It's Fine A Building

Nothing Is Perfect

Pros:
I've lived here five years, and honestly loved it. The neighborhood is great, and for the most part, the building is good. I love the architectural details and that it's really quiet. The apartment is roomy for NYC, and I love how many windows I have. Overall, it's a really cozy space and I plan on staying here a long time.
Cons:
I don't rely on management to get much done in a timely manner at all — I had a gaping hole in my floor for nearly 6 months (caused by water damage from the apartment above me) and had to call/email/text nonstop just to get someone to come by. I've had mold issues in my bathroom from a leak in the roof (allegedly), and they simply painted over it — spoiler, it came back. I've decided to do my own work on the place simply because I'm faster and it interrupts my day less to do it myself (I do have construction experience, otherwise I wouldn't take it on alone). When I first moved in, I didn't have kitchen appliances (fridge and oven) for nearly a month, and when I asked for my rent to be discounted, the management company told me to ask my upstairs neighbor if I could keep my food in his fridge until mine came in, and it wasn't their fault I was without a way to store my food. I don't blame it on the Super, though, he manages nearly 75 units as one person.
Advice to owner:
Consider hiring help for the superintendent. It's impossible for one person to handle so many apartments.

Unfortunate Situation in a Great Location

Pros:
Great location a 5 minute walk from the south end of Prospect Park. Smaller building, 4 floors & ~5 apartments per floor.
Cons:
Neighbors are a bit loud. Blasting music, occasional yelling. Not too bad most of the time.
Super is a total asshole. Unresponsive, you’ll be waiting around for him for hours and when you reach out again he’ll ignore you.
Shitty construction and shotty repairs, bad leaks, occasional bugs and mice.
Advice to owner:
Take care of your building. Take your tenants’ complaints seriously. Actually repair things properly.

You can pay rent online
Cons:
Roaches , mouses bugs everywhere , filthy dirty building , no cameras , ppl steal packages , loud music, super never answer the phone when you have a issue or need something fix the landlord refuse to replace anything , you will regret renting in this building

Do better for your tenants ! & STOP BEING CHEAP AND START REPLACING THINGS

Cheap rent for big apt, friendly on-site super who cleans/mops often in an attempt to keep up with residents littering the lobby
Cons:
Management doesn’t respond to calls or emails in general. LARGE roaches (even though I kept an IMMACULATELY clean unit because roaches terrify me), saw a dead mouse in the stairwell, heat/hot water problems often throughout the year(s), had a package stolen once, VERY loud music blasting sometimes, some residents litter the stairwells/lobby with garbage, some residents leave garbage bags/trash in the hallways, the front door lock to the building was broken sometimes leading to safety concerns
Advice to owner:
Respond to calls and emails from residents. Enforce rules throughout the building for residents safety and health
