Responsive Landlord. Tight apartment

Pros

Updated kitchen with dishwasher.

Cons

The layout is not great unless you are sharing the apartment with your best friend. You have to walk through the small living space to get to bedroom. The spaces are quite small but is similar to other apartments in the area. The bathroom does not have a fan which seem pretty easy to upgrade and would be a huge improvement for tenant. Tenant pay for heating. It is electric baseboard which is extremely inefficient. We kept the apartment quite cold and the electric bill was still $300 a month. That made the apartment super expensive. We lived on the top floor and the roof drain pipes where not insulated and would bring cold into the space. It was super hot and stuff in the summer because the layout does not allow for cross ventilation. The location was crazy loud. Cars hooking and playing loud music at all hours of the night.

Advice to the owners

Invest in energy efficent improvement for the building from insulation to better heating and cooling system to help retain tenants.

Peak Brooklyn Brownstone living

Pros

I truthfully love everything about it. It’s well maintained, they send a cleaning person to come by and clean common areas every other week or so. I had a pest issue that they very quickly took care of. Every maintenance order I place is addressed within a day or two. If I ever need anything the landlord is so great and quick to respond.

Cons

I don’t have any complaints. When I signed on a took over a previous tenants lease and they honored their lease price for me for the remainder of their lease period but did raise the rent by $450 to “bring it up to market price” for the new lease I signed. Not unheard of by any means but a pretty big jump. I haven’t been here long enough to go through the renewal process so I can’t speak on it definitively yet but I just hope I don’t need to expect such substantial raises each lease renewal. Not exactly a real issue/con because it’s unconfirmed, but a small worry I have.
