Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback about buildings managed by Steve Raptis reveals significant management challenges. Renters consistently report poor maintenance, including unresolved heating issues, pest infestations, and safety hazards like gas leaks and fire code violations. Communication and responsiveness are major concerns; tenants describe delays or outright neglect in addressing urgent repairs and tenant complaints. Many tenants mention deceptive practices regarding leases and rent. While some appreciate the neighborhood and neighborly atmosphere, the overall experience is marred by hostile landlord behavior, inadequate building care, and a lack of professional management, leading to widespread dissatisfaction and strong recommendations to avoid these properties.

Slumlord Management Illegally Trying To Evict

Pros

Good neighborhood and people on the block.

Cons

Landlord is hostile. Threatens to evict you illegally with a lawyer for calling 311. The heat goes off constantly in the building. Lots of mold and the basement is a fire hazard. All the doors in the building are also not up to code and need to be replaced. Had a break-in and took months to get the door replaced. No smoke detectors in the building either and lots of pests because of the basement. Landlord also listed the apartment for cheaper and claimed my credit history was low so they had to up the rent. Never got a copy of my lease, either. HPD told tenants in the building a few months ago the rent is way too high for this building.

Advice to the owners

Fix your open violations and quit lying when theres a paper trail. Bullying tenants will only make things worse for you. Your tenants are all talking to each other and agree you’re a slumlord.

First Time in Brooklyn

Pros

Character in the building, molding on the walls, cool ceilings, exposed brick. Had a quirky vibe.

Cons

Lots of bugs and mice. No on-site super. Repairs always a hassle and done by people who are def not professionals. Didn't get my security deposit back.
