Review Summary for Alex Kohen
Summarized from anonymous rental reviews on openigloo.
Tenants renting buildings managed by Alex Kohen experience mixed conditions. While some properties benefit from responsive management, affordable rents, and decent heating, others suffer from delayed repairs, poor cleanliness, and pest problems. Garbage management varies greatly, and water pressure is inconsistent. Several reviewers highlight slow owner responsiveness and inadequate building security, leading to package theft and unauthorized entry. Noise levels and neighbor quality range widely between buildings. Accessibility issues like lack of ADA access and problematic staircases add to residents' challenges. Overall, expect a management team that can be responsive in some cases but also exhibits neglect and maintenance shortcomings in others.

It's just fine
Former Tenant
Pros:
the neighbors are all chill
Cons:
6 floor walk up should be illegal, and there's no ADA access

Great neighborhood, pretty responsive management
Former Tenant
Pros:
Great neighborhood, pretty responsive management. Relatively affordable.
Cons:
Area itself can be loud, especially on holidays. Some bug problems in warmer weather. However, there’s a monthly exterminator.

Good for setting NYC expectations as a first Manhattan apartment
Former Tenant
Pros:
Nice finishes in the apartment and loved that some of the prewar detail was kept up. Heat worked well. Loved the smell of the fabuloso in the halls at least once a week.
Cons:
Water pressure depending on time of day was terrible or just stopped completely (couldn’t rinse my hair in the shower a few times), I also took several cold showers during the winter, you could just push through the front door sometimes instead of needing the fob, it was loud, we had a few mice in the apartment (at least two),
Advice to owner:
Plug the holes in the apartments better, dishwashers would save you money on the water bill

RUN AWAY! STAY FAR AWAY FROM HERE!
Former Tenant
Pros:
Absolutely nothing good to say.
Cons:
Do not consider this building at all. Neighbors steal you packages, then knock on your door claiming that they “found them all opened” then ask money in return. Management knows about this and does absolutely nothing. Also, they do not care about the structure. Flooring is moldy and disgusting and they do not want to repair it.

Horrible but manageable
Former Tenant
Pros:
It has several school in its area that are really great if you have children. The hospital is also close by. And so are the supermarkets and other necessities.
Cons:
They give no heat in the winter. They do minimal cleaning When something is broken it takes them forever to come around and repair it. There’s always an issues with the first flight of stairs due to them always being dirty. They’re is no control on who comes in and out so you will find trash on the stairs and spilled liquids. And if it doesn’t bother you some times you’ll find a homeless family member from one of the neighbors sleeping under the stairs.
