It Doesn’t Get Much Worse Than This

Pros:
Excellent neighbors and a feeling of community. You’ll never find people who are more like family in a building of strangers. Space is also impressive for Manhattan, especially for what you get.
Cons:
This building could not be more poorly maintained. It is literally crumbling to the earth. Ceilings are collapsing, walls are weeping, the roof leaks every time it rains to the point of showers in people’s apartments. The trash area is infamous in the neighborhood; if you have the misfortune of moving in, don’t tell anyone your address, or they’ll respond with “oh, the rat building!” The landlord gaslights everyone in the building, saying he’ll fix things. It’s been over a decade and he hasn’t done anything. It’s worse than uncomfortable - it’s a health hazard.
Advice to owner:
Sell the building to someone who cares about human life.

It could be better

Pros:
Love the neighborhood, a large portion of the neighbors are fantastic and it feels like a small community.
Cons:
The super of the building is non-responsive most of the time and does not follow up with calls or notices to inspect problems in the unit. There is a couple that live in one of the units that bring suspicious crowds into the building and are consistently fighting.
Advice to owner:
get a new super, unfortunately not much can be done with the couple in that said unit.

Beautiful apartment but non-responsive landlord and super

Pros:
Large apartments, excellent natural lighting. On a quiet street so little NYC noise. Beautiful courtyard maintained by a tenant who is a landscaper.
Cons:
The landlord is fine to deal with … until you have actual issues. Ongoing water damage? It will need to be fixed several times over (sometimes over the course of years). Pest issues? He will gaslight you that nobody else is having this issue. This is especially true if you have lived there for awhile, because the apartments are rent stabilized and by having you vacate, he can bring the apartment cost up to market value. On top of that, the super is non-responsive and it takes multiple tries to get him to do anything, and often he will leave a job half done and doesn’t clean up the mess he made.

elevator, large size rooms, close to subway
Cons:
Severe roach and pest issue, no exterminator, everyone’s garbage drop off is in a small closet in the hallway, causing flies and smells terrible, the neighbors are extremely loud and dirty they make parties/baby showers infront of building until 6am every weekend. Vomit, garbage, beers, cigarettes in all the hallways- all the time! Neighbors steal your packages and management won’t check cameras or help for nothing. Walls, floors, roofs, doors, windows, cabinets everything is extremely old and literally falling apart. Rent goes up every year. Elevator is constantly breaking down and hardly ever gets inspected. I dont feel safe living here.
Advice to owner:
remove garbage rooms & get monthly exterminator, renovate the apartments, create security system for entering building

The worst experience I’ve ever had

Cheap, large rooms, quiet block
Cons:
Very old, blamed for leak in the ceiling, would not fix, threatened to evict us for lying about the leak, super constantly unavailable, landlord is trying to push people out by not fixing anything so he can make money. He was rated on the list of worst landlords a few years ago. MICE. COCKROACHES. no matter how clean we kept it or how many holes we filled. We had to keep all of our open pantry food in the fridge
Advice to owner:
Stop doing illegally things and do something with the hazardous basement

Close to the subway, and grocery stores. Large apartments with decent sized closets.
Cons:
Building is poorly maintained. Roach issue in the basement. Getting repairs was like pulling teeth.

I love the building where I live

Pros:
We have heat when needed we always have hot water and if there’s anything wrong the super puts a sign up the porter cleans every morning my neighbors well most of them are friendly and hold the door for each other the women leave there carriages in the lobby not to lug them up five flights and the building manager or landlord don’t know his title exactly but he is very nice man
Cons:
Well I get bugs but I’ve controlled them over the years I have two cats so no mice thank god but we did have a pest problem but over time it’s gotten better I’ve taken more precautions and we get exterminator every month and he gives us traps and stuff

Horrible, horrible landlord

Pros:
Rent controlled. Good neighborhood.
Cons:
Nasty, nasty landlord. He has yelled at us numerous times. Does not approve of unmarried couples. Only uses non-unionized labor for plumbing and electrical work. Major flooding issues in units. He is on the list of the city’s worst landlords for good reason.
