wouldn't live there again and will never live in a basement unit in nyc again
basement apartment flooding, superintendent that denied the existence of mold, wood floors warped dramatically, tremendously unhelpful mgmt company. other units also had leaking/water problems that the mgmt company dragged their feet on doing anything about

Perfect management, far from perfect.
Former Tenant
Pros:
The backyard is nice
Cons:
the backyard is not accessible to everyone, the apt has leaks, the trash is never handled correctly, and the management company takes forever to respond
Advice to owner:
Take better care of your apt building before there is a catastrophic problem...

Good location, terrible management
Former Tenant
Pros:
Good location, nice backyard and roof access, good light in the rooms
Cons:
Perfect Management, consisting of Sarah and Kay, are absolutely useless.
Trash didn’t get taken out for over a month. It piled up until it blocked out our downstairs neighbor’s windows. Rats everywhere. Reported them to the city. The only thing that got a response was all the tenants organizing not to pay rent until it was fixed.
Our ceiling has been leaking on and off for over a year. There’s black mold growing around the leak. Again, they only really respond when we withhold rent.
The lights are some LED fixture that you can’t change yourself, so if they go out, you’re stuck waiting for the landlord. I had to shower with a flashlight for a few weeks until they fixed them.
They rented to us for $1100/room. They’re asking for $1475/room now, which is an absolute scam even in this market. Don’t pay it.
Advice to owner:
Do your job, or don’t be surprised when other tenants withhold rent. Fire Sarah and give Albert a raise. Sarah is incompetent and unkind, and should not be working with you.

Management company never fixes issues
Former Tenant
Pros:
Excellent garbage management
Cons:
Need to chase down landlord / management / contractors every time something needs to get fixed.
Repairs just go ignored for months at a time.
Laundry room is always dirty (entrance next to trash) and entrance is teeming with flies and mosquitoes in the summer.
