Great proximity to park and subway; bad super, lots of mice, iffy block

Pros

Proximity to express subway and Riverside Park. Building full of families. Residents are great.

Cons

Super is extremely unresponsive, and the service he provided was poor. Had major issues with pests - a roach problem upon move-in that resolved, and a terrible mouse problem that was never resolved. Block is spotty - you'll see some drug activity, and it wasn't uncommon to see human feces on the block. The block is also overrun with rats, though I never saw any inside the building. Packages were constantly being stolen from the lobby. Management and ownership never did anything to resolve this. Instead, the super suggested we always be available to accept packages. Rent hikes of ~$300 every year. Heat is very often uncomfortably high in the winter. Radiators sometimes so loud that you had to turn them off entirely and sleep in the cold.

Advice to the owners

Do something about the mice, get a better super, do something about building security

okay building on bad block

Pros

clean building, washer/dryer in unit (although it was 1 machine so the dryer didn't work that well), new-ish amenities. close to the 96th street subway stop. proximity to riverside park is a plus.

Cons

overpriced for what you pay in terms of space and location. had a big mouse problem toward the end of our lease. the apartment is located on a block with affordable housing / shelters, as well as a huge rat problem. I could not walk down the street at night without worrying that a rat would run right in front of me. it was so, so gross. super would respond sporadically to our requests for issues - sometimes he answered sometimes he didn't. management essentially stole money from our security deposit for an issue that pre-dated our move in (they claimed we should have fixed it, but we didn't think we could because we received the apartment in that way - plus they immensely overcharged what it cost to fix. I wouldn't be surprised if this is a scam they run with every apartment year after year). really rude interactions with the manager at the end. oh, and they will come by at any time day or night to show your apartment once you're moving out. overall would not recommend living here. the block in and of itself is one to avoid, and the building doesn't make up for it.

Advice to the owners

believe your tenants who are responsible and care for their units like they're our own. respond more promptly to issues and stop trying to steal money from security deposits. make sure the super actually freaking shows up for apartment inspections and responds to messages
