Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for buildings managed by H.K. BROWNSTONES LLC reveal significant dissatisfaction with management and maintenance issues. Tenants frequently mention noise disturbance, particularly from nearby nightlife that disrupts sleep. Cleanliness is a recurring concern, with reports of inadequate pest control and garbage management. Owner responsiveness is notably poor, leading to frustrations over unresolved maintenance requests. Overall, the feedback indicates that while some aspects are appealing, significant areas need improvement for a satisfactory living experience.

TOO LOUD MUSIC AND HIGH BASS

Pros

The location between the train lines 1/B/C and schools in the area. No bed bugs that I know of. I have a dishwasher.

Cons

No in-building washer/dryer. Packages are stolen from mail room. The club downstairs vibrates noise and bass into our apartments even after the soundproofing was installed. It wouldn’t be such a big deal if they didn’t blast the music on weeknights too. One cannot ever get a good night’s sleep here. The commercial air conditioners are also very loud. Don’t live in apartments B1, B2, B3, B4 if you value sleep. Last year, our heat didn’t turn on until late in the year. The super doesn’t clean up the building as often as he should. For instance, the neighbor kid peed in the foyer and it was never mopped up. There’s been sand and dead cockroaches on the stairs for a month. The front door lock to the building is broken and management refuses to the replace it. One time the lock fell out of the door and I had to pick it up before someone stole it. The building tries to recycle but I’ve seen them put all the recycle into regular trash bags. The pest control service comes very irregularly.

Advice to the owners

Prioritize the quality of life of your residents please. Stop the bar from vibrating music, turn on the heat on time, and keep the building clean.

great building bad management

Pros

lovely neighbors, mix of long-term residents and columbia grad students. one apartment was written about in the new york times for hosting jazz events years ago. rooftop is very peaceful, heat works well, spacious rooms, good location near delis 99c stores, small grocery, park, pizza, restaurants.

Cons

The management company tried to illegally charge us an approx $500 administrative fee when we renewed our lease, we had to send a legal letter acknowledging this was illegal for them to stop pushing it. There were cockroaches that didnt go away even with multiple exterminations. At one point multiple doors literally broke in half, and there were huge cracks behind the counter in the kitchen, holes in the bathroom wall and stairs, that took at least 1 month sometimes more for the management to come. They did renovate our counter eventually. Building manager Celsa aggressively yelled at one of my roommates on the phone. We had to often go to her office to get prompt answers, and she often avoided us there too.

Advice to the owners

Respond promptly and respectfully. Don't increase the rent
