Old building and poor building management

Close to the subway
Cons:
I was shown a laundry room when I toured the building before moving in, but moved in to find that none of the laundry machines work properly (if at all). Emailed the building management but never received responses. I asked some neighbors about it, and they said it's been down a long time.

Subpar living conditions

Cons:
The super is very lazy and lackluster. Mostly see him hanging out with his friends across the street. The building is gross and everything looks dirty or broken or both.
Advice to owner:
Start caring about your tenants. There are like a ton of open cases against you.

The little things

Great/ convenient location, large apartment
Cons:
Spacious apartments, but it seems like the management doesn’t care at all/ does the bare minimum, for example when we first moved in the apartment was freshly painted and looked nice on the surface new tile, fairly new appliances, etc), but after only about a month the paint started peeling off the walls, the first big rainstorm several windows spring leaks, etc, and when they came to fix any of this they just paint over it and it happens again right away, so it’s like they quite literally just paint over any underlying issues, a very temporary fix and quite annoying in the long term, the super is very friendly and responsive, but they send him to fix EVERYTHING with neither tools, knowledge or resources in a lot of cases. We had a gas leak and the gas was shut off for nearly 6 months before it was finally repaired. The laundry room was closed for “renovations” for an entire year, which when it finally reopened, same 100 year old old dryer that barely works, same half broken drop ceiling, etc. Afew months ago the basement/ garbage area alley became infested with rats and roaches and got worse and worse until I called 311, and the rats were taken care of (not the giant roaches though). Now the elevator has been broken for going on 3 months with no information or updates provided whatsoever as to when it will be repaired, (currently in the middle of a summer heatwave might I add) and I’m moving at the end of the month…from the 6th floor…
Advice to owner:
Stop painting over leaks and mold with cheap paint that immediately peels and flakes off, fix the underlying cause of the problem don’t put a band aid on it

There’s an elevator. Two entrances. Buzzer.
Cons:
Maintenance is horrible. If things broke down, took forever to fix. There’s a mouse infestation.
