Right above a bar - watch out if you're on the 1st floor for sound + smells

Pros

Friendly and responsive management, great neighbors, cute community The O'Hanlons bartenders and bar owner are super friendly and their bouncer is great - I feel safe coming home late night since they're open until 4am every day and always have a bouncer or bar-goers filtering in and out at all ours of the day. The bar is open every day until 4am, you say? Read the cons list below for more info

Cons

The broker did not mention the bar is directly below our unit, and is open from 12am-4am every day, M-F. The bottom row of apartments (1M, 1F, 1R?) are directly above the bar, so the ceiling of the bar (where the ceilings are mounted) is the floor of the apartment. When you do a tour, since it's during the day, the apartment will seem much quieter than it actually is. However, don't be fooled. 1am on a Wednesday night? Your floors will be vibrating. 3am on a Saturday? People will be yelling and pounding the roof of the bar, and you will be able to hear it. Lying in bed, I can clearly make out conversations people have at the bar, and hear the clicks every time the cue ball hits the other pool balls. In addition, every time there's an Arsenals game, there will be yelling, pounding, and chanting. 7am on a Sunday? The bar opens at 6:30am, and the bartenders yell in a microphone to rally up the crowds the entire time. 3pm on a Thursday, and you're working from home? The chanting is loud enough that you'll have to explain it to your coworkers when you unmute. Finally, the sealing for the apartment is bad, so on heavy party days, the heavy beer/alcohol smell and cigarette smell seeps up from the bar and through the cracks in your floor, making your entire apartment smell like alcohol. Neighbors in other floors say that their building radiator passes smells through into their unit, too, in the winter months.

Advice to the owners

Seal up the floors of the apartment, get rid of the rusty nails sticking out of the floorboards that haven't been pounded in all the way, be transparent with the noise levels when showing and advertising the place
