Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant feedback for buildings managed by Seth Kobay reveals a mixed management experience. While some buildings benefit from convenient locations and respectful neighbors, many suffer from cleanliness issues, especially with persistent pest problems like rats and cockroaches. Garbage management often appears poorly handled, leading to health concerns, and building maintenance is inconsistent, with frequent reports of faulty heat and water quality issues. Responsiveness from management varies, with some tenants noting slow or minimal action on complaints. Overall, renters should expect challenges related to upkeep and pest control, alongside occasional management responsiveness, making careful consideration important before leasing.

Things have went downhill with new management

Pros

Close in proximity to many transit options (6, E, F, LIRR).

Cons

Heat breaks often and rats usually crowd the garbage area. There have been efforts to fix both of these issues though.

I hope you like rats and not getting packages

Pros

Convenient location, decent neighbors, good food and shopping options nearby

Cons

For months on end up until move out water was discolored consistently, had a sheen to it, and caused me to break out. This was not limited to just one apartment, I asked neighbors and it was widespread. Front building doors were consistently not working or left open by construction guys who are there all hours of the day. It's not uncommon I would come home at 7:00 p.m. and the front doors would still be wide open. I've lived in New York City all my life and I've never seen so many rats at all times a day as in the garbage area of this building.

Advice to the owners

I know you just bought the place earlier this year but try and fix the quality of life issues like the rats in the back and the safety of the water instead of just refinishing the walls so you can jack up runs
