Well Managed but Big Corporation Shady Practices to Make More Money

Pros

The super and building staff is incredibly kind with positive, good energy. And the tenants are great - longterm and older tenants who say hello to their neighbors and newer tenants who understand the community feel. Generally the management is responsive.

Cons

The heater is violently loud. The management company is always trying to get away with things that are barely legal in order to raise rents like shady MCI increases. The day to day building managers seem to last about 2-3 years and are either dumb or told to purposefully dispute things in order to avoid responsibility. And they always raise the rent - 1st years before they updated the rent laws for rent stabilized and I had "preferential rent" they tried to raise it 7%.

Advice to the owners

Look at creating more of a community with the tenants and be more responsive with more complex requests. Having longterm tenants in will be a higher ROI than quick-fix, and shady tactics to raise the rents.

Pros

Building D has some units renovated so had a fresh look.

Cons

Elevator stink. Leasing group never want to put any money to solve root problems and always find temporary solutions. Roaches in building. Many MCI have been ignored and rent hikes are permitted within rent stabilized percentage.

Advice to the owners

Put in the money to solve root problems. Stop taking shortcuts and taking advantage of the elderly families that have lived here for generations
