Pretty good building

Pros:
Well maintained building and reasonable rent increases/ rent
Cons:
The in building laundry is over priced and the machines are either disgusting or barely work
Advice to owner:
Get a new laundry service company/ new machines

Overall The Best Building I've Lived In During My 6 Years of Being In New York

Pros:
-Incredibly efficient super - Pedro is the greatest and friendliest one I've ever had in my 6 years living in New York. He works very hard to keep the building clean and everything running efficiently and lives with his family on the first floor.

-Rent-stabilized units - the rent increases with each year but by smaller amounts (usually $80-90) than anywhere else in the area. This alone is rare and pretty unbeatable.

-Very safe immediate area and a clean building overall with great amenities (gym, laundry in basement, bike room, and roof access!)
Cons:
-Elevator in the building is pretty bad. It breaks down constantly and I was stuck inside once for nearly an hour. Usually it is fixed somewhat quickly but there have been times where it was out of service for multiple days in a row. Nothing dangerous but most definitely annoying.

-The number of available washers and dryers (3 of each) in the basement is a pretty small amount for a building with so many tenants - and the dryers don't ever seem to be able to dry a load of clothing on the first cycle. I usually have to run it again to prevent damp / mildew smelling clothes which both costs more and takes up more time.

-Due to the proximity of the building to the Pratt campus, I would say a good 60% of the tenants are either current or recently graduated students. It hasn't really been a problem for me personally because I am around the same age, but if you have a family I could see the noise maybe becoming a nuisance on the weekends depending who your neighbors are.

-Public transportation is kind of a pain. The closest train is the G at Classon Ave which is notoriously unreliable later in the day and is a 10-15 minute walk from the building depending how fast you are. Bus access is pretty good (B54 and B48 stops are both within a 1 minute walking distance) so I usually just take the B54 to the Jay St - MetroTech stop and get on the A/C/F train if I'm going into the city instead of walking/waiting for the G and then transferring. Definitely not that ideal of a location for a daily work commute though.
Advice to owner:
Replace / fix the elevator and get more/newer washers/dryers that work better

Pros:
Well maintained, clean building with lovely amenities and super responsive maintenance/management. For what you're getting, it's hard to beat the dollar value, especially because the neighborhood is fun and everything you need within a 5 minute walk, including 2 useful train lines.
Cons:
The neighborhood itself is noisy, and within the building itself, there is the occasional noisy neighbor (especially if they have pets) which can be frustrating.
Advice to owner:
Everything is really great and so appreciated, but making this a pet-free building would be a game changer!

Pros:
This place is clean and relatively quiet, so close to the train, and the view from the rooftop/balconies is unbeatable. The landlord is helpful and nice, and we have never had a pest during our year here
Cons:
The landlord can be slow to respond/need a lot of prompting, but there is rarely an issue so this isn’t a major problem. Occasionally the water pressure would dip (every few months) but this seems to have stopped recently.

Excellent location, responsive management, above and beyond super, clean, safe, I only moved because I had to. Would have absolutely stayed.
Cons:
Elevator tends to break down often, tenants tend to be young Pratt students.

-Balcony if you want to people watch
Cons:
If you’re street side, it can be a bit noisy. Sound proofing is not the best, I can hear my neighbor talk (loudly) from their room sometimes.

- Central air/heating
- Responsible neighbors during COVID-19
- Proximity to both the M and L
- Cool restaurants and bars close by
Cons:
The lack of natural light in a two bedroom unit was a bit of a drag (none in the shared living space), but on the flip side my bedroom did have a walkout balcony.
Advice to owner:
Keep the landlord’s contact handy. He’s really quick to respond via email.

Pros:
Building is basically new so very clean and well maintained. The super is amazing and always there if you need him. They answer complaints quickly and are also proactive in solutions (ie. I had several packages stolen as did a few of my neighbors. By the end of the week, a package room with a key code was built)
Cons:
Apartments are really small and the rent goes up yearly. Management is a bit sloppy, we went a year without a lease because they never sent paperwork. Also right across the street from Pratt so there are a lot of students in the building. Fine overall, but if you have children it can get really loud.
