Quiet block, close to the LIRR

Cons

Management is the definition of a slumlord. They also have a track record of hiring thugs for superintendents, the latest installment thinking he's Scarface. Most of the tenants are great and there's a bit of a community feeling. But the building is painfully neglected and mismanaged. There's never a doorman even though they charge you for it. Boxes get stolen constantly. Pest control doesn't handle the mice/roach issues. The building also smells moldy. The gym is a joke and half the time they lock the doors so tenants can't access, yet get charged for the "amenity".

Advice to the owners

Sell to someone who actually cares.
