Location... It seemed like a good deal $ but it was a nightmare.
Cons
1. Trash / garbage alley the most disgusting rat nest in NY. You can hear the rats every night from apartment 3C.
2. Smelly dirty neighbors on the 2nd floor, odor some days is unbearable. There windows are broken and covered in boxes. 4+ people living in a 1 bedroom apartment.
3. Poorly insulated windows. Very cold at winter time and extremely noisy
Advice to the owners
Get better garbage bins, exterminator for the rats.
