Decent building of studios

Pros:
Rarely hear neighbors in the building, but it's on a main artery from West Side Highway, so can have traffic noise. Close by to nearly everything. Very reasonable increases. Property Manager is quick to respond to important issues.
Cons:
No laundry in the building. Lobby cleanliness is so-so.

Supers are excellent, location can't be beat (3-4 min walk from 4,5,6, 5 min walk to central park), exposed brick in unit, A/C units installed
Cons:
Small apartments, no screens in windows, laundry in building next door (have to go outside), apartment gets very hot all year round, small kitchen, not full sized appliances

Pros:
The super was extremely responsive and always kind. If there was ever an issue he took care of it fast. It was a very clean building with good people.
Cons:
The newer units that were carved out from old ones were loud at times. We had kids living next door and we could hear them playing when they got home from school. Not terrible, but not ideal.

Pros:
Friendly doormen and super. Clean enough! Garbage and packages handled efficiently. Large units. Overall a great value for the price.
Cons:
Roach issues (very infrequent, maybe one per year), low water pressure susceptible to your neighbor's shower schedule, hallways echo when people have visitors. Older, quiet tenants replaced by noisy younger ones.
Advice to owner:
Bring back the weekly mopping (it's stopped since early 2020).

Cons:
The property owner did not report a bed bug infestation to the city, so it was not public information for people to view while searching for a new apartment. I only found out about the bed bug disclosure AFTER I paid my good faith deposit. For context: the building had bed bugs in 2 apartments at the start of the COVID-19 pandemic (around March, I think). They insist that the issue was eradicated and that the neighboring apartments were treated as well to prevent a spread. No review on the bed bug registry, so this was a mystery prior to applying.
I cannot rate anything else as I have not moved in yet.
Advice to owner:
Report your bed bug history to the city. It is the law.

Roaches & Mice

- lovely supers who work very hard - well maintained fixtures and apartment features -ac units included
Cons:
- roaches constantly, no matter how clean the apartment is or how often the exterminator comes - mice get in through the kitchens easily (gaping holes in the wall) - walls are thin, so if your neighbors have kids: you will hear it

They have got to do a whole building tent to exterminate the vermin. It's disgusting to live here

Great and Well Managed Midtown East Building

Pros:
Single elevator, clean, responsive management, part time doorman, live-in super, very convenient location. Pricing is fair.
Cons:
Super can be slow for non-emergency issues. Building has an increasingly noticeable roach and water bug problem affecting many units.
Advice to owner:
Create an online maintenance request system to track all the problems and requests to the super. Replace one of the doormen who doesn’t seem to work.
