Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant feedback on buildings managed by Gerard Agard reveals mixed experiences. Some appreciate well-located apartments with decent cleanliness, good neighbors, and adequate garbage management. However, significant concerns emerge around landlord responsiveness and communication; multiple renters report slow or inefficient repair responses, difficulty in reaching the owner, and management that can be disorganized or unprofessional. Maintenance issues such as heating failures, pest problems, and unresolved safety hazards have caused distress. While certain properties have positive aspects like strong water pressure and quiet neighbors, renters caution about potential management frustrations and inconsistent upkeep, suggesting that prospective tenants should be prepared for possible challenges in landlord communication and maintenance resolution.

Nice common area

Pros

Nice aparmtnet super close to the subway. Had common area on both floors and it was only 1 flight up

Cons

One of the rooms was a little small. and the apartment isn't super new -- e.g. there's a huge jacuzzi but it doesn't work

Should not be allowed to manage a building

Pros

Kind neighbors and a great location!

Cons

The landlord is a nightmare. You are not even allowed to talk to the landlord because he has a temper so all communication must go through his wife. When we were in contact with the landlord, he threatened and cursed at my roommate and me for filing 311 complaints even though it is often the only way repairs get made. Just a few issues that have happened throughout our lease: roaches, a rat, no heat for over 24 hours multiple times, no working smoke or CO2 detector, a rotting animal in the walls that they refused to remove, etc. Whenever we contact the landlord they tell us it is not their responsibility to fix these issues or simply not believe us. I am unsure if they truly do not understand what their legal responsibilities are as landlords or if they do not care. However, the harassment from the husband is just downright inappropriate. He is a grown man and my roommate and I are in our twenties it makes us extremely uncomfortable to live here.
