Pros:
Even though it’s in midtown it’s not too bad noise wise. Super was very responsive and helped quickly. Really great location to things to do.
Cons:
Stairs were really steep, only one garbage can at the curb. Trash wasn’t collected often.

Great price for a place with elevator and laundry in building and located at the heart of the city.
Live-in Super is very helpful and comes to fix your issues as soon as he gets a chance.
Cons:
It gets really hot if you get a south-facing unit (lots of sun). Radiators give lots of heat in the winter so you'd be wearing short sleeves at home(Super tried but wasn't able to fully fix it at my unit, not sure if others have this issue too). Some homeless gather right across the street at the theater. Noise level form the street is high, as many cars/ambulances can drive by even at late hours. Flies/mosquitoes are always flying in, if you keep the windows open for some fresh air.

Pros:
The location is great. You're so close to the subway station, target/whole foods, and lots of restaurants. Pre-pandemic I used to play the Broadway lottery every day since I lived so close to all the theaters. The building is clean. I've never lost a package or seen the garage area full or messy. The super is also very quick to respond and fix things. Management was also easy to contact when negotiating the lease renewal. I liked my apartment particularly cause the kitchen was big and had new appliances. Neighbors mostly keep to themselves, but I see a few with dogs which always makes my day.
Cons:
You get noise being that close to times square. The moulin rouge theater is right in front of your building. There's also a strip club and hotel that serves as a homeless shelter on your street. I've never felt unsafe in the area (girl in 20s), but I do notice the pandemic making the homelessness issue worse. The building has a locked double gate. Pre-pandemic there was a doorman in the evening and at night. Being nyc, I've seen 5 roaches in 2 years. Keep a few traps and invest in some window screens for the summer. Flies and mosquitoes appear out of thin air. None of these cons were deal breakers.
