Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Chaim Babad reflect a mixed experience largely shaped by location and staff quality but hampered by management issues. Residents consistently praise the doormen and some supers for their friendliness and helpfulness, contributing to a sense of safety and community. However, management responsiveness is often criticized as slow or uncooperative, with complaints including poor communication, lack of respect, and difficulties in resolving maintenance problems, especially pest control and heating. Several tenants report outdated units, noise concerns, and issues like insufficient garbage management. Expect a well-located property with good security, though management practices and apartment conditions can vary widely.

Fine I guess

Pros

Doormen are mostly great, laundry and trash on every floor and elevators work most of the time, no pests

Cons

Management is awful, impossible to get anything fixed in your apartments (we didn’t have a working fridge for 3 months and they only took ~$250) off of our rent one month, very loud from street noise on week nights a man does karaoke on the street full volume, some doormen are very difficult and won’t accept packages if you are not home or let guests you leave a key for into your apartment, raised our rent 20%

Good building for the location

Pros

Cannot beat the location. Absolutely amazing doormen. Pretty decently sized apartments and bedrooms for the price.

Cons

Had mice when I first moved in (management was not helpful in resolving and ended up paying for most of the pest control pocket). Units are pretty outdated and not cleaned well prior to move in—building itself is pretty well maintained though. Advise to pay for a great cleaning service (and caulk any open crevices!!) when you move in.
