Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Chaim Babad depict a mixed and often challenging experience. Several buildings, notably the 160 Bleecker Street property, show issues with outdated apartments, pest infestations (mice and cockroaches), and inadequate heating and AC systems. Many tenants cite slow or poor responsiveness from management and rude or difficult doormen and superintendents. Garbage management and cleanliness also fluctuate, with complaints about trash facilities and building upkeep. Positive aspects include attentive doormen providing security and decent-sized apartments in desirable locations. Residents recommend management improvements, better pest control, and modernization for a more pleasant living environment.

Pros

laundry and trash on every floor and elevators work most of the time, no pests in my apartment but I do tons of management myself

Cons

Management is awful, impossible to get anything fixed in your apartments (we didn’t have a working fridge for 3 months and they only took ~$250) off of our rent one month, very loud from street noise on week nights a man does karaoke on the street full volume, some doormen are very difficult and won’t accept packages if you are not home or let guests you leave a key for into your apartment, raised our rent 20%, my ceiling has been FALLING IN for over a year and the will not come fix it, most doormen are NASTY NASTY MEAN— scream at your friends when they visit you even when you leave a note and tell management they are coming and tell the doormen in person you will have a visitor… what even is the point of a doorman at that point. The super is one of the meanest people I have ever had the displeasure of meeting he will come slamming on your door at 6am or 4pm with no warning and scream at you for whatever request you had. Also you are only able to make requests in a community notebook in the lobby you are not allowed to contact the super directly. Heating and AC does not work at all. Water is dirty enough of the time to notice

Advice to the owners

Close your business. You guys are the absolute WORST!!!!!!!!!!!!!!!!

Beautiful apartment at a cost

Pros

Building with a ton of character. Can't beat the location. Building is generally well taken care of. Most of the doormen are very diligent and kind.

Cons

Awful temperature regulation. Extremely hot in the summer. They'll tell you they have "central AC" that is not in fact central, and will cost you a fortune each month for a third of the year. Inefficient processes when it comes to apartment maintenance and repair. One doorman in particular is especially difficult to the point where he'll give tenants, guests, and postal people a difficult time. Outdated. Wasn't cleaned well prior to move-in.

Advice to the owners

Improve modern capabilities in managing the building. It shouldn't take weeks for repair. And I shouldn't have to notify the super to then notify the doorman days in advance when I want to have an approved guest come into my apartment.
