Not a bad building

Pros:
The super is very nice! Answers your calls right away, says hi and smiles every time you see him! The landlord is communicative!
Cons:
The walls are too thin! You can hear everything your neighbor does, from walking to sneezing. And any kind of extra noise like playing the music on a Sunday while cleaning will be complained about.

Pros:
I lived here in a market-rate unit for 2 years and never had any major issues. Many of the other tenants have lived in the building for a very long time and there's a strong family feeling here. The location is great, the unit fit our needs, and the managing company was responsive and professional.
Cons:
While the managing company was good to us, we heard from some of the tenants in the rent-regulated units that they were being neglected. The building's handyman even told us that they had been instructed to not enter the rent-regulated units. While our unit was in decent condition, our neighbors units were constantly undergoing repairs that those tenants were funding out of pocket. This work was frequently noisy and crowded the stairwell. The old steam radiator heating system was also a constant source of problems and discomfort. Our radiators frequently leaked steam and water at the start of the winter every year and were never repaired in any permanent way.
Advice to owner:
Please improve your relationship with the tenants in the rent-regulated units.

Pros:
Location: beautiful tree-lined street convenient to shopping and restaurants on 7th and 5th Avenues
Cons:
The owner and manager are unresponsive to complaints from tenants. The heat is inadequate or non-existent during the winter.
Advice to owner:
Sell the property to a more responsible owner.
