Decent, rent stabilized
Pros
Nice location, quiet area near walkways, parks, and the John Jay Pool. Rent stabilized and also some units are renovated. Generally quiet and friendly neighbors. Responsive and friendly maintenance.
Cons
Older building, some larger repairs (like the front gate) are needed. The heat is HOT in the winter and I have to keep the windows open/AC on but this isn't unusual in pre-war buildings. Occasional roaches. My unit faces the alley between buildings and the garbage people push loud carts down it at 6am three days a week - that is my main complaint. Nearly impossible to sleep through.
Advice to the owners
Get quieter garbage carts.
Great building in UES
Pros
The staff is wonderful. So responsive, friendly and always of assistance. Requests are handled promptly.
Cons
Courtyard area is somewhat unsightly and could use a power wash or paint.
