pests even on 4th floor (cockroaches), hallways not well-maintained or cleaned, very small flex room and very expensive, issues with drains, loud street (construction and unidentified buzzing on block)

Lots of good but some important bad

Pros:
Rooftop was amazing 2BR was spacious and clean, 3BR were tight but manageable. All rooms had balcony access. Backyard was also very spacious & well kept laundry switched to digital which was very important qol No rats or bugs
Cons:
BIGGEST issue: The widespread crime in the area. Constant package theft with little to no repercussions, & breaking/entering almost on a weekly basis that escalated to theft of possessions later on in the year. Heating wasnt the best Neighbors could get rowdy during weekends due to the rooftop
Advice to owner:
Be more responsive. Sometimes you guys are good and reply, other times you just disappear for weeks on end with no solution. Most of the occupants are young kids paying a premium to live in nyc while dealing with issues about not feeling safe in their own homes. These properties arent cheap, safety should be the #1 concern before any amenities.

Management Will Make Your Life A Living Hell

Nice new building with an elevator, roof, laundry, and a cute little backyard space.
Cons:
Tiny tiny a tiny units. Must be okay with living on top of tube roommates. The management company is evil and will ignore you. They are definitely doing something illegal - once we got a note from ConEd that they were going to shut off the power in the halls because Liberty hadn’t paid a $900 bill. The washing machines are constantly out of order and they are slow to take action. Living here is fine as long as nothing breaks, but the second something goes wrong, you’re screwed. O Platt could not care less about you - her and everyone else who work for this company are greedy assholes.
Advice to owner:
Have an ounce of decency and fix things when your tenants ask. Don’t make people ask over and over and over and over and then tell them you’ll send someone only to not do it!

UES Facades, Inactive Landlords

The location is all it has going for it
Cons:
The supers are not responsive. It took me two months to install heat and they constantly told me they were working on it without any details. This happened during the colder months too. They never fixed anything until I send multiple emails. It was never clear who I needed to contact for help either.
Advice to owner:
If you don’t have enough staff to manage those nine buildings you own then either sell some buildings or hire more supers.

Terrible management, insane expenses

Accessible and safe in the building. Neighbors aren’t too loud.
Cons:
Broken appliances, heating/AC units that run erratically (broken thermostats), horrible insulation, zero responsiveness from management. Utility bills are staggering for almost no usage. Building equipped with weak/minimal WiFi capacity.
Advice to owner:
Respond to tenants, update appliances, insulate the building.

Bed bugs & shady management

Decent building in a great location

Well insulated, good location, no major issues with utilities, cleanliness, etc. Really great roof deck.
Cons:
Apparently there’s a lady who goes around stealing packages from this building, and nothing has been done. Beware - I’ve had 3 taken already. Also the elevator is poorly maintained.

Not Bad, Not Great

When management responds, they’re really nice. The maintenance guy Walter is the BEST. The landlord gave us access to the nicer building next door, so it was super nice to use the amenities.
Cons:
It’s kind of like living in a frat house… it’s loud outside when the weather is nice. Watch out for the winter: the heaters didn’t really work so we relied on space heaters, and our Con Ed bill got up to almost $800. The expensive bill was one thing, but it was extra annoying because our apartment was STILL FREEZING.
Advice to owner:
Getting rid of the virtual doorman would be best. It’s a good idea in theory, but not at all worth all the stolen packages.

Everyone is very friendly and the whole building is very close to the best clubs in NYC. Street noise is pretty loud on weekends if your window is facing Allen st, but our unit got amazing light. Rooftop view is surprisingly stunning! In building washer/dryer is very convenient, and management added ACs for the summer and takes them out for the winter.

Common space doesn’t have any windows and the management can be very unresponsive

- GREAT rooftop; the not so fancy kind. It has decent enough furniture and no rules - full of fun early-mid 20yo which is a pro or con… depending on who you are - never had an issue with cockroaches, rats, or bed bugs
Cons:
- hope to god that you never have to get the super to fix anything for you. My roommate had a broken screen on her window for 9 months… we moved out before they ever came to fix it - parties on the roof often mean noise on Friday/Saturday nights - the area got slightly sketchy at the start of COVID with everyone leaving - there’s often beer cans/bottles left EVERYWHERE on the roof or in hallways

Control the tenants that leave the roof a mess & pleaaaase be more responsive to fix requests

I lived in a top floor unit a couple years ago. The apartment itself in terms of space/layout was fine. Not sure what has changed but I had major issues with a leaky roof. Came back once to a worker I didn't know using a sentimental saucepan from my grandma as a container for his dirty paint water. Move out was a disrespectful mess. I met the building manager in person (who wouldn't shake my hand) and informed him of my move-out date. While I was in the process of moving out and while the unit was still under my name, I left for the afternoon and returned to find over $1000 of my stuff in the dumpster/removed from the premises by the worker who was there (too early) to repaint. Not only did I have to go digging through the trash for my belongings and have him fetch the stuff he took (an electric guitar!) from his truck, but I was then yelled at by this guy for leaving stuff in my apartment and fridge, nevermind that he came on the wrong date and the unit was still rightfully mine. During this time the broker would sometimes send people to look at the unit without accompanying them. Got stuck once or twice showing the unit by myself to a random dude which is kind of a safety concern. So I'd say if you're young and the only thing that matters is location and you're not gonna be home much, go for it. If you want to live like an adult, be treated like an equal human, and have your space respected, do not move here. Years later I still can't believe this happened and I think tenants deserve to know what they're getting into with this place.

Get competent management.

Should be better for the price

-The roof access is a huge plus (great view of Empire State bldg), and allowing pets is also great -kitchen was brand new and clean, but very small -the street feels safe (contrary to what another reviewer has said), it’s right across from two public schools and there are constantly police around. I never saw a car get broken into in my year there -fun and vibrant neighborhood (great for college-aged or recent grads) -balconies are a part of the unit which is great! (But attached to a bedroom, not the main area) -laundry in building is decent, but only two washers and two driers for whole building does get a little crowded at times
Cons:
-Very expensive for a lack of good services and for the amount of space you’re getting (gotta love Manhattan, am I right?) -The elevator is a plus, but it is absolutely terrifying to ride on; there’s lots of noise, grinding against the walls, and sudden drops, but to my knowledge it hasn’t injured anybody and it passes inspection -Lack of a good package/mail system, packages were stolen constantly -Lots of loud parties and drinking happens on the roof late at night -Maintence is timely but pretty bad work, not fixing underlying issues but just patching over it and hoping it doesn’t come back (like our leaky roof that they painted over but then the leak came right back) -I’ll say it again; the rooms are tiny. Barely enough room for a bed. The closets are somewhat decent in capacity, but also on the smaller side
Advice to owner:
-Fix up the place! For the price being paid, there ought to be much nicer amenities services. Or lower your rent. -Learn how to respond to your tenants; this should be simple! -A better system for packages would be really great. A locker system, maybe.

Great location, but disorganized management

The location is perfect. There is great subway access, so much life in the neighbourhood and so many other great spots in walking distance.
Cons:
It’s incredibly noisy during the weekend. A lot of obnoxious drunk people flock the streets. The management was really disorganized and communicating for any kind of issue was always confusing.
Advice to owner:
It would help if you made the process to communicate about issues much more clear and kept tenants up to date when there are changes of any kind, either in the building or in the management roles.
