East Harlem Gem

Pros

Incredible value - these are newly renovated apartments with stainless steel appliances, the super is terrific, and the rent is comparably very low even for the area. This is a quiet neighborhood, kind of like an oasis amid the maelstrom of New York - very close to Costco and Aldi’s - also close to the m116 and m15 buses

Cons

I really like everything except for the pests - there’s a manageable, but noticeable problem with cockroaches and rats. The heat is a bit variable - sometimes too cold, sometimes too hot - to the point where I’ve had to either open the windows in the middle of winter because it’s so warm or where my jacket around the apartment because it’s so cold. Generally that’s not a huge problem, but when it is, it’s certainly unfortunate.

Advice to the owners

If the owner really invested in tamping down the pest problem, this building would be great! The second piece - and I know this would be a big ask - is in unit temperature controls.
